Felner Corporation seeks a dependable Portfolio Maintenance Technician to support maintenance and daily operations of commercial buildings and condominium communities in New Haven, Hartford, Middletown areas. The role requires hands‑on maintenance across multiple locations with after‑hours on‑call rotation and a company vehicle for travel.

Competenze

• At least one year of experience in building maintenance, residential maintenance, carpentry, general contracting, facilities maintenance, or related field.
• Ability to safely use extension ladders and work at heights.
• Working knowledge of general building systems, including plumbing, electrical, HVAC, lighting, and security or alarm systems.
• Strong troubleshooting and problem‑solving abilities.
• Ability to work independently, manage time effectively, and coordinate responsibilities across multiple locations.
• Comfortable using a smartphone, tablet, and electronic work order or maintenance management software.
• Strong organizational, communication, and customer service skills.
• Valid driver's license and a clean driving record.
• Valid authorization to work in the United States.
• Ownership of basic hand tools and EPA Section 608 certification are preferred, where applicable.

• General Maintenance and Repairs across assigned commercial and condominium properties.
• Troubleshoot and address electrical, plumbing, HVAC, carpentry, painting, lighting, and related issues within qualifications.
• Maintain common areas, mechanical rooms, and building systems in safe, clean condition.
• Identify maintenance concerns and recommend practical, cost‑effective solutions.
• Coordinate specialized repairs with qualified vendors and contractors when necessary.
• Conduct regular property inspections to identify maintenance issues, safety concerns, and repair needs.
• Complete scheduled preventive maintenance to extend life of building systems and assets.
• Monitor condition of building components and report issues needing attention.
• Help ensure properties remain safe, functional, and well‑maintained.
• Review, prioritize, and complete maintenance work orders in a timely manner.
• Organize daily schedules across multiple properties and adjust priorities for urgent repairs.
• Oversee maintenance projects, tracking progress, materials, timelines, and completion.
• Maintain records of work completed and follow‑up requirements in the maintenance system.
• Coordinate vendor visits, monitor progress, and ensure completed work meets expectations.
• Identify opportunities to improve building operations and cost efficiency.
• Respond to urgent maintenance issues and participate in after‑hours on‑call coverage.
