Job summary

The Towbes Group seeks a Portfolio Area Manager to lead across its Central Coast communities from Goleta. You will step in as Acting Community Manager, owning performance, leases, budgets, and team leadership.

You’ll drive NOI, occupancy, and retention targets across the portfolio, while ensuring compliance with Fair Housing, DRE, LIHTC, HUD/REAC, and HOME programs. You’ll mentor site teams and coordinate training and new initiatives, using AI tools for efficiency, with travel across properties

Qualifications

5-7+ years in on-site property management with multi-property exposure.
Certification in ARM, CAM, or CCRM or active progress toward one.
Strong knowledge of Fair Housing, DRE rules, and local ordinances.
Familiarity with LIHTC, HUD/REAC, HOME programs.

Responsibilities

Step in as Acting Community Manager; own performance, leases, budgets, and team leadership.
Drive NOI, occupancy, and retention targets across the portfolio.
Navigate compliance across diverse properties and programs.
Coordinate training and rollouts with Training & Development.
Mentor site teams and elevate service and operations.
Support portfolio projects and AI-assisted reporting.
