About us:

Cambridge Management, Inc. (CMI) began in 1987 as a small team managing a portfolio of communities in Tacoma, Washington. Our focus soon shifted to providing quality management for affordable housing communities. These affordable communities provide homes for those with limited incomes including families, senior citizens, and people with disabilities. Today, our team has grown to nearly 350 employees managing 114 communities and more than 9,000 apartment homes. Our portfolio includes market rate, Low Income Housing Tax Credit, and Project-Based Section-8 communities that range in size from 6 to 344 units. We currently manage communities in California, Florida, Georgia, Hawaii, North Carolina, Tennessee, Washington State, and Virginia.

Position Salary Range: $18.00 - $20.00

Schedule: Tuesday - Saturday: 9:00AM - 2:00PM

Job Summary:

Under supervision of the Maintenance Supervisor and Community Manager, the Groundskeeper is responsible for maintaining the community’s curb appeal and keeping all areas of the community clean and attractive for residents and guests. This individual will also have some exposure to other areas of community maintenance, such as service requests and the make ready process, which will provide an excellent opportunity for someone looking to start a career in multifamily maintenance. Groundskeepers contribute to community retention efforts by taking initiative in maintaining community appearance and always providing the highest level of customer service.

Requirements.

Essential Job Duties and Responsibilities:

  • Remove trash from office areas, common areas, and community perimeter daily.
  • Assist with the make ready process by removing trash from vacant apartments.
  • Clean and maintain pool daily; monitor and maintain proper chemical balance of pool water.
  • Maintain cleanliness of hallways, walkways, and community amenities and common areas
  • Ensure upkeep of community appearance by replacing lightbulbs, removing litter, painting, and performing minor repairs
  • May be requested to assist in other areas of community maintenance including the make ready process, painting, cleaning carpets, and landscaping.
  • Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the maintenance supervisor.
  • Check community gates for proper operation.
  • Assist with housekeeping, distribution of notices, apartment inspections, and other tasks as needed.

  • Ability to work in a fast-paced environment with an eye for detail.
  • Some hands-on maintenance experience or coursework is helpful.

  • Read, understand, and comply with product labels, safety, and policy, and procedures manuals.
  • Ability to work well on your own as well as in a team environment.
  • Must have a customer focused attitude and ability to work as part of team to complete tasks in a timely manner. Basic tools required.
  • Ability to work a varied schedule including weekends and holidays as required.
  • Attendance and punctuality is essential for success in this position.

Computer Skills:

  • Computer skills and working knowledge of Office 365
  • Basic: 10-Key, Alphanumeric Data Entry, Contact Management, Payroll Systems, Spreadsheet, Word Processing/Typing
  • Must have excellent computer skills and have industry software experience. RealPage’s OneSite competency will be required following specific CMI training.
  • Willingness and ability to utilize tablet/mobile devices and software efficiently.

Physical Requirements:

  • Requires bending or twisting daily; Requires walking and standing for prolonged periods daily; Requires kneeling, crouching, stooping, or crawling regularly.
  • Requires using hands to handle, control, or feel objects, tools, or controls; Requires repetitive movements.
  • Position requires frequent / daily reaching, pushing, pulling, and lifting up to 25 pounds, regularly / weekly lifting up to 50 pounds and occasionally lifting up to 100 pounds with team lifting.
  • Requires constant contact with others (face-to-face, by telephone, or otherwise). Requires face-to-face discussions with individuals or teams; Requires use of electronic mail; Requires telephone conversations.

Experience/Education:

  • High school diploma preferred.
  • Experience with grounds keeping, landscaping, carpet cleaning, pool maintenance, or other related responsibilities preferred.

Must be able to complete all required training within thirty (30) days of hire date.

Must be able to work any shift Sunday-Saturday to support the company's business needs.
