Summary:

The Porter team member is responsible for keeping all common areas of the high-rise residential building clean, well-maintained, and presentable for residents and guests. This includes routine cleaning, trash removal, restocking supplies, and reporting any maintenance or safety concerns. The ideal candidate is dependable, detail-oriented, and takes pride in creating a clean and welcoming environment.

Essential Duties and Responsibilities:

To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. At the direction of the General manager receives daily work assignments including, but not limited to, the following:

  • Maintain cleanliness of all common and outdoor areas, including lobbies, hallways, restrooms, elevators, stairwells, and building entrances.
  • Perform routine cleaning tasks, such as sweeping, mopping, vacuuming, dusting, glass cleaning, trash removal, and restocking supplies.
  • Report maintenance issues or safety concerns to the Property Manager or Maintenance Supervisor promptly.
  • Assist with seasonal projects and special tasks, including deep cleaning, event prep, or power washing, as needed.
  • Other assigned duties

Requirements

Education and/or Experience:

  • High School Diploma or Equivalent helpful.
  • Minimum of one year related job experience.
  • Language Skills:
  • The candidate must have good communication skills, with a demonstrated ability to communicate effectively with staff at all levels of the organization, both verbally and in writing.

Basic knowledge of and use of tools and equipment in:

  • Custodial/Janitorial
  • Trash management
  • Concrete surface cleaning

Tools include, but are not limited to: vacuums, mops, brooms, carpet extractor, washer/dryer, hammer, pliers, pick, wire cutters, saw, drills, socket, wrenches, levels, shovel, rake, tamper, electrical tester, compressor, painting equipment, two-occupant electric maintenance cart.

Work Environment:

Occasional overtime work required when emergency situations arise. Rotating “On-Call” service as required.

The Association maintains a smoke-free environment in its offices, buildings, and surrounding property.

The Porter position may be hazardous at times. Extreme care should be taken when using any tool, while operating machinery, driving a vehicle and when working with electricity. Each employee is responsible to assist the department in maintaining a safe working environment.
