Job summary

Swami International in Gardena, CA is seeking a Maintenance Technician to perform property upkeep, painting, carpentry, electrical and plumbing tasks as needed to keep units habitable and ready for turnover.

Responsibilities include documenting activities, mobile photo logs, cleaning common areas, coordinating with management, and responding to tenant requests 24/7 when necessary. A proactive, safety-conscious professional with 2+ years of maintenance experience is preferred.

Qualifications

• High School Diploma or equivalent is required.
• Minimum of 2 years maintenance experience.
• Must provide own transportation; ability to provide own tools a plus.
• Car travel required.
• Proof of valid driver’s license, vehicle registration and auto insurance required.
• Certifications in Plumbing, Electrical, EPA and OSHA safety requirements are a plus.
• Proven ability to safely operate power tools.
• Willing to work overtime and/or weekends when necessary.
• Professional and customer service oriented with tenants.
• Excellent written and verbal communication skills; bilingual Spanish a plus.

• Maintain no-parking zones/areas clear from vehicles.
• Report laundry room repair/maintenance requests to management.
• Empty laundry room trash bins daily.
• Maintain mailbox area clean with labels and easy access.
• Check storage areas are locked when not in use.
• Check drains are clear at all times.
• Post precaution signage for slippery areas and safety reminders.
• Refer non-emergency maintenance requests via tenant portal; urgent requests to management within 24 hours.
• Be the 24/7 point of contact for tenant issues and report concerns to management.
• Observe property conditions and report unsafe conditions.
• Post 24-hour notices as requested by management.
• Complete other tasks and projects as assigned.

PORTER/ Maintenance Technician

We are looking for Maintenance Technicians to assist with preventative maintenance and unit turn-arounds. If you have experience with painting, carpentry, plumbing or HVAC, you are encouraged to apply.

Overview:

Maintenance technician will be responsible for one or more of the following areas; regular maintenance, painting, carpentry, electrical and/or plumbing works to ensure that residential and commercial units are habitable in a timely manner.

Essential

Job Functions:

Maintenance:

• Keep records of activities in Porters checklist (list provided my management company);
• Dexterous on mobile devices to take photo logs of the weekly inspections of the property;
• Property Porter must demonstrate the ability to multitask and prioritize;
• Physically walks the property on a frequent basis and removes litter, debris, cigarette butts, and pet droppings from the property;
• Property Porter will sweep/ mop/ vacuum hallways and common areas;
• Responsible for keeping the laundry room, and or common areas clean;
• Daily common area cleaning, and weekly deep cleaning for hallways, laundry room, parking lot, storage rooms, and common areas;
• Property Porter will ensure the trash is collected on trash day, and if trash is missed will contact management company to arrange new pick-up date;
• Removes all abandoned furniture, trash, boxes;
• Maintain all “no parking zones / areas” on the property clear from any vehicles (including trash bin access);
• Report Laundry room repair/ maintenance request to Management company;
• Empty laundry room trash bin(s) daily;
• Maintain mailbox area clean with visible labels and easy access;
• Check on utility room, and Cleaning Supply room, ensures that storage areas always remain locked when not in use;
• Check drains are clear at all times;
• Place precaution signage on areas as needed for slippery areas, parking rules, building rules, and safety reminders;
• For non-emergency maintenance request refer tenant to submit request via tenant portal. For urgent/ emergency request, report to management company and maintenance department within 24 hours;
• Property porter will be the point of contact for any tenant issues 24/7 and will report any concerns to the management company;
• Constantly observes the condition of property throughout the community and immediately report and/or initiates action to correct unsafe conditions;
• Post 24 hour notices, balance letters, etc as request by management company (photos will be required);
• Complete other tasks and projects as assigned.

Requirements:

• 9. Must be professional and costumer service oriented, with the ability to deal effectively with unsatisfied tenants;
• 10. Excellent written/verbal communication skills, including the ability to express thoughts clearly and exchange information with others;
• 11. Bi-lingual Spanish a plus;
• 12. Able to work in a fast-paced environment;
• 13. Ability to work independently with little or no supervision while using common sense;
• 14. Ability to efficiently troubleshoot and assess a problem;
• 15. Ability to follow directions and take initiative;
• 16. Excellent time management skills including the ability to be highly organized and detail-oriented;
• 17. Maintains a safe working environment;
• 18. Able to endure and experience temperature changes;
