Job summary

TRG Management Company is seeking a Porter to maintain cleanliness and curbside appeal of the apartment community. Responsibilities include cleaning common areas, grounds, and trash areas, performing exterior cleaning, and supporting the maintenance team to uphold property appearance and safety.

You will assist with unit readiness, report safety concerns, and help during inspections and property walks while managing cleaning supplies and equipment safely and efficiently.

Responsibilities

• Maintain cleanliness of all common areas and grounds.
• Perform exterior pressure cleaning as scheduled.
• Assist with painting and curb appeal maintenance.
• Keep trash areas clean and organized; remove debris.
• Clean and sanitize trash rooms and surrounding areas daily.
• Serve during inspections and property walks; report issues.
• Maintain inventory and proper use of cleaning supplies and equipment.
• Follow all safety policies; use new equipment safely.
• Clean units in preparation for new tenants; complete work orders daily.

Job Description

The Porter is responsible for maintaining the cleanliness, appearance, and overall curbside appeal of the apartment community. This position supports the maintenance team by ensuring all common areas, hallways, grounds, and trash areas are clean, safe, and presentable at all times.

Essential Duties And Responsibilities

• Maintain the cleanliness of all common areas, hallways, stairwells, breezeways, sidewalks, and community grounds.
• Perform pressure cleaning of hallways, sidewalks, stairways, breezeways, and other exterior areas as scheduled.
• Assist with sidewalk and curb painting to maintain property appearance and safety standards.
• Maintain curbside appeal by removing trash, debris, leaves, and unwanted items throughout the property.
• Ensure trash compactor areas and dumpster enclosures remain clean, organized, and free of debris.
• Clean and sanitize trash rooms, compactor areas, and surrounding grounds daily.
• Pick up litter throughout the property, including parking areas and landscaping beds.
• Assist with cleaning vacant units when needed.
• Report maintenance concerns, safety hazards, vandalism, or property damage to management immediately.
• Support the maintenance team during inspections, audits, and property walks.Maintain inventory and proper use of cleaning supplies and equipment.
• Follow all company safety policies and procedures.
• Cleaning and polishing lighting fixtures, marble surfaces, and trim.
• Responsible for replacing light bulbs.
• Cleaning public areas, corridors, lobbies, lounges, restrooms, passageways, elevators, stairwells, locker rooms, and other areas as assigned.
• Cleaning corridors, staircases, and office space by sweeping, mopping, scouring and vacuuming.
• Cleaning rugs, carpets, upholstered furniture, and draperies.
• Washing walls, ceilings, windows and sills, door panels, and woodwork.
• Transport trash and waste to a disposal area and empty trash and garbage containers.
• Ability to use new equipment appropriately and adhere to safety protocols before using it.
• While completing work, ensures that all safety precautions are observed.If necessary, cut and trim the grass.
• On‑property transportation of minor equipment or tools.
• Daily inspects all assigned locations and notifies the Supervisor of any cleaning or maintenance issues.
• Clean the units in preparation for new tenants.
• Completes work orders daily according to the schedule.
• Perform other jobs as needed.
