PORTER/ASSISTANT MAINTENANCE TECHNICIAN

Purpose

Pan American Properties is a property management service provider, and we are seeking anexperiencedPorter/Maintenance Technician Assistantfor 2 of our properties located in Vista, CA and Escondido, CA! Our Porter/Maintenance Technicians Assistants are responsible for responding to the needs of our community residents, community manager(s), and maintenance technician(s). We seek individuals who take pride in performing routine and general maintenance repairs, janitorial services and who work diligently to apply preventive measures to minimize the risk of future problems.

Duties and Responsibilities:

Primary Duties

Maintain the Property, Clean, Complete Work Orders, Provide General Assistance

  • Respond and Resolve Service Requests such as:
    • Plumbing: repair, replace or install faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, or washing machines
    • Electrical: repair, replace or install power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, or garage doors openers
    • Drywall Repair: fill holes caused by nails, minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy or larger holes caused by damage
    • Painting: minor touch-ups following damage repair to new coats of paint applied to unit walls in between residents
    • Appliance Repair: repair, replace or install household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners
    • Preventative Maintenance: perform maintenance to heating and air-conditioning systems, plumbing fixtures, sprinkler system, smoke detector and fire extinguishers
    • Seasonal Maintenance: swimming pool opening procedures, daily maintenance, and end of season close down procedures
    • Health and Safety Maintenance: sprinkler systems, smoke detectors, etc.
    • Perform Finish Work: Install/replace trim, molding, windows, etc.
    • Install Locks
    • Renovation/Remodel
    • Assess Work Sites
    • Carpentry
    • Replace Plumbing Fixtures
    • Hang Drywall
    • Install Flooring
    • Lay Tile

Essential Knowledge, Skills, and Abilities:

Knowledge

  • Strong understanding of general maintenance process and methods:
    • Plumbing methods, tools, principles, and regulations
    • Electrical systems, components, equipment, and regulation
    • Carpentry materials, installation procedures, and repair techniques
    • Dry wall and patching methods and materials
  • Strong understanding of Safety Hazards, Personal Safety, and Equipment Safety Procedures as it relates to maintenance work

Skills and Abilities

  • Demonstrated customer service, communication, and interpersonal skills
  • Proficiency with phone applications such as MS Outlook
  • Ability to determine the kinds of tools and equipment needed to complete a job
  • Strong Attention to Detail
  • Ability to read plans is preferred, but not required
  • Experience with Corrigo software is preferred, but not required

Minimum Requirements:

  • Experience as Community Maintenance Technician, Janitor/Porteror equivalent
  • Must be able to speak, write, and understand conversational English
  • Possession of personal transportation vehicle, including a valid California driver’s license and valid proof of insurance is REQUIRED
  • Must be Legally Authorized to Work in the United States - successful candidates will be ran through the USCIS E-Verify program to confirm eligibility
  • Pass background check and drug screening (aconviction will not necessarily disqualify you)

Physical Requirements

  • Daily operate personal motor vehicle
  • Frequently sit, stand, climb stairs and ladders, squatting/kneeling, push, pull, reach above shoulder, grasp, grip, turn (tools and equipment)
  • Frequently lift, up to 50 pounds; occasional team lifts of 100 lbs. or more.
  • Frequent use of eyes, including the ability to assess via, close vision, distance vision, color vision, depth perception and ability to focus
  • Frequently use hands and fingers
  • Frequently speak and hear
  • Regular exposure to outdoor elements

Job Type: Full-time, 8am - 4:30pm, Monday - Friday

Pay: $25.00 per hour

Locations: Vista (3 Days Per Week) AND Escondido (2 Days Per Week)
