Job summary

Yugo USA is seeking a Porter/Groundskeeper to maintain grounds, assist with light maintenance, and keep common areas clean at our on-site community. This role supports a safe, welcoming environment for residents and helps protect property value.

We require at least 1 year of experience in residential properties, a high school diploma, strong communication skills, and comfort with technology. Physical work includes lifting up to 50 pounds and working in varying weather.

Qualifications

• Minimum of 1 year of experience in residential properties or related operations.
• High school diploma or equivalent.
• Strong interpersonal and communication skills.

• Proficient with technology and online systems.
• Willingness to obtain Carbon Literacy Certification.

Responsibilities

• Maintain the cleanliness of the property and daily grounds upkeep.
• Clean vacant units for new residents and ensure move-in readiness.
• Assist with turnover tasks and support Turn Program during busy periods.
• Clean and maintain common spaces, offices, and model units.
• Report maintenance issues and coordinate with supervisors.
• Replace bulbs, perform minor repairs, and safeguard assets.
• Follow OSHA safety guidelines and use protective equipment.
• Maintain pool and spa areas if applicable and comply with safety rules.
• Support additional maintenance and property-improvement projects.

As the Porter/Groundskeeper, you will be responsible for maintaining the cleanliness and appearance of the community. This role includes daily upkeep of the grounds, cleaning common areas, and performing light maintenance to ensure a safe, welcoming environment for residents. By providing exceptional service, the Groundskeeper & Porter helps maintain the property’s overall value and quality.

Reporting to the Maintenance Supervisor, here’s what you’ll be doing!

Maintain the cleanliness of the property, including daily upkeep of grounds, trash removal, and cleaning of common areas such as hallways and courtyards.

Clean and prepare vacant units for new residents, ensuring appliances, windows, floors, and fixtures are in top condition for move-in.

Assist with property turnover tasks and work closely with the Property Maintenance Manager to support the Turn Program during high-demand periods.

Perform daily cleaning of community spaces, including the office, clubhouse, laundry rooms, and model units to create a welcoming environment for residents and visitors.

Report any unusual conditions or maintenance issues on the property and communicate supply needs to the General Manager or Maintenance Supervisor.

Replace burnt-out light bulbs, broken fixtures, and other minor maintenance needs throughout the property, both inside and outside.

Safeguard company assets such as buildings, tools, and equipment by ensuring proper handling and security.

Follow OSHA safety guidelines, participate in safety training, and use required safety equipment to ensure a safe working environment.

Clean and maintain pool and spa areas, if applicable, and ensure compliance with local certification and safety standards.

Adhere to company policies and procedures for maintenance tasks, safety protocols, and emergency preparedness.

May occasionally work near mechanical equipment, at elevated heights, or around fumes and chemicals, and must be able to lift and move items weighing 50 pounds or more while working in varying weather conditions and moderate noise levels.

Assist with additional maintenance, operational, and property improvement projects as needed to support community goals

Strong interpersonal and communication skills, including the ability to build and maintain quality relationships

Be proficient in working with technology and adaptable to online systems.
