Job summary

Yugo USA is hiring a Porter/Groundskeeper for an on-site role in College Station, TX. You will maintain the property grounds, prepare vacant units, and support turnover initiatives while working closely with the Maintenance Manager.

The role requires at least a year of related experience, a high school diploma, and solid communication skills. The position offers full-time hourly compensation and generous benefits as part of Yugo’s team culture.

Qualifications

• Minimum 1 year of experience preferred in residential properties or related operations.
• High School diploma or equivalent required.
• Strong interpersonal and communication skills to build relationships.
• Ability to adapt, improve, and use technology effectively.
• Carbon Literacy Certification or willingness to undertake training.

Responsibilities

• Keep property clean and maintained, including grounds upkeep and common areas.
• Prepare vacant units for new residents, ensuring appliances, windows, floors and fixtures are in top condition.
• Assist with turnover tasks and support Turn Program during peak periods.
• Clean community spaces and site amenities to welcome residents and guests.
• Report maintenance issues and coordinate with management on supplies.
• Replace light bulbs and minor fixtures; secure assets and equipment.
• Follow safety guidelines and participate in safety training.
• Maintain pool and spa areas per safety standards and regulations.
• Follow company policies for maintenance tasks and emergencies.
• May work near machinery, at heights, or with chemicals; lift 50+ lbs as needed.

Responsibilities

• Maintain the cleanliness of the property, including daily upkeep of grounds, trash removal, and cleaning of common areas such as hallways and courtyards.
• Clean and prepare vacant units for new residents, ensuring appliances, windows, floors, and fixtures are in top condition for move‑in.
• Assist with property turnover tasks and work closely with the Property Maintenance Manager to support the Turn Program during high‑demand periods.
• Perform daily cleaning of community spaces, including the office, clubhouse, laundry rooms, and model units to create a welcoming environment for residents and visitors.
• Report any unusual conditions or maintenance issues on the property and communicate supply needs to the General Manager or Maintenance Supervisor.
• Replace burnt‑out light bulbs, broken fixtures, and other minor maintenance needs throughout the property, both inside and outside.
• Safeguard company assets such as buildings, tools, and equipment by ensuring proper handling and security.
• Follow OSHA safety guidelines, participate in safety training, and use required safety equipment to ensure a safe working environment.
• Clean and maintain pool and spa areas, if applicable, and ensure compliance with local certification and safety standards.
• Adhere to company policies and procedures for maintenance tasks, safety protocols, and emergency preparedness.
• May occasionally work near mechanical equipment, at elevated heights, or around fumes and chemicals, and must be able to lift and move items weighing 50 pounds or more while working in varying weather conditions and moderate noise levels.
• Assist with additional maintenance, operational, and property improvement projects as needed to support community goals.

Qualifications

• A minimum of 1 year of experience, preferably in residential properties, rental operations or related business operations.
• High school graduate or equivalent.
• Strong interpersonal and communication skills, including the ability to build and maintain quality relationships.
• Attention to accuracy and quality; looks for ways to improve and innovate.
• Identifies and resolves problems in a timely manner.
• Proficient in working with technology and adaptable to online systems.
• Carbon Literacy Certification or willingness to undertake training.
