Job summary

RESONE seeks a reliable Porter to maintain custodial standards across the property under daily supervision. Duties include cleaning, basic repairs, and assisting with make-readies as needed for move-ins and repairs.

The role requires two years of porter experience, a valid driver’s license, and a high school diploma or equivalent. On-call duties and safety awareness are expected; excellent reliability is essential.

Responsibilities

• Replace broken glass, tile, carpet, fixtures, and locks.
• Paint interior and exterior areas of the property.
• Perform custodial tasks in common areas.
• Inspect units and common areas, perform light repairs as needed.
• Avoid cutting water, sewer, gas lines; manage shutoffs and lighting.
• Ensure storage areas and entrances remain locked and lit.
• Assist with apartment make-readies and additional duties as assigned.
• Be on call for emergencies and overtime when required.

Job description

Under the daily direction of the Maintenance Supervisor (if applicable) or Site Maintenance Technician, the Porter is responsible for the overall custodial maintenance of the physical plant. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director.

Duties & Responsibilities

Duties & responsibilities may include, but not limited to:

• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
• Paint, interior and exterior.
• Perform custodial work including, but not limited to: sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
• Periodically inspect all units, buildings and common areas, performing light repairs (except where a licensed electrician is required), and janitorial assistance, as needed.
• Working knowledge pertaining to water and gas meter cutoffs, all apartment and fixture cutoffs, sewer clan outs, and post map of same. (Except where a licensed plumber is required) Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.
• Ensuring that storage areas and entrances are locked, and adequate lighting in those areas are maintained.
• Snow removal may include, but not limited to: snow removal may require on call duties, as well as overtime.
• A willingness to be on call for emergency services, as needed.
• Assist with apartment make readies IE: clean, perform light maintenance (when approved by your supervisor), painting, etc.
• Other duties as assigned.

Qualifications

• Two years prior porter experience.
• Possession of current drivers license.
• High school diploma or equivalent.
• Familiarity and concern for work-safety program.
• Willingness to work in other areas, i.e., gardening, painting, maintenance, etc.

Physical Demands

• Ability to continuously stand or walk.
• Ability to bend, squat, climb stairs, and life frequently.

Ability to lift up to 25 pounds consistently, and up to 50 pounds occasionally.
