Job summary

Cambridge Management, Inc. is seeking a Groundskeeper in Covington, WA to maintain curb appeal and cleanliness across our communities. The role supports make-ready tasks, pool maintenance, and minor repairs while delivering high levels of customer service to residents and guests.

You will work under supervision of the Maintenance Supervisor and Community Manager, with exposure to various maintenance areas and opportunities for growth in multifamily housing maintenance.

  • Maintain cleanliness of hallways, walkways, and community amenities.
  • Replace lightbulbs, remove litter, perform minor repairs to upkeep appearance.
  • Assist in other maintenance tasks including painting, cleaning carpets, and landscaping.
  • Identify safety hazards and report or correct them.

Our focus soon shifted to providing quality management for affordable housing communities. These affordable communities provide homes for those with limited incomes including families, senior citizens, and people with disabilities. Today, our team has grown to nearly 350 employees managing 120 communities and more than 9,000 apartment homes. Our portfolio includes market rate, Low Income Housing Tax Credit, and Project-Based Section-8 communities that range in size from 6 to 344 units. Position Salary Range: $18.00 - $20.00

Paid time off:

Job Summary:

Under supervision of the Maintenance Supervisor and Community Manager, the Groundskeeper is responsible for maintaining the community’s curb appeal and keeping all areas of the community clean and attractive for residents and guests. This individual will also have some exposure to other areas of community maintenance, such as service requests and the make ready process, which will provide an excellent opportunity for someone looking to start a career in multifamily maintenance. Groundskeepers contribute to community retention efforts by taking initiative in maintaining community appearance and always providing the highest level of customer service.

Requirements.

Essential Job Duties and Responsibilities:

  • Remove trash from office areas, common areas, and community perimeter daily.
  • Assist with the make ready process by removing trash from vacant apartments.
  • Clean and maintain pool daily; monitor and maintain proper chemical balance of pool water.
  • Maintain cleanliness of hallways, walkways, and community amenities and common areas
  • Ensure upkeep of community appearance by replacing lightbulbs, removing litter, painting, and performing minor repairs
  • May be requested to assist in other areas of community maintenance including the make ready process, painting, cleaning carpets, and landscaping.
  • Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the maintenance supervisor.
  • Check community gates for proper operation.
  • Assist with housekeeping, distribution of notices, apartment inspections, and other tasks as needed.

Knowledge, Skill, and Competency Requirements

  • Ability to work in a fast-paced environment with an eye for detail.
  • Some hands-on maintenance experience or coursework is helpful.
  • A positive attitude, and the desire to learn and develop your skills.
  • Read, understand, and comply with product labels, safety, and policy, and procedures manuals.
  • Ability to work well on your own as well as in a team environment.
  • Must have a customer focused attitude and ability to work as part of team to complete tasks in a timely manner. Basic tools required.
  • Ability to work a varied schedule including weekends and holidays as required.
  • Attendance and punctuality is essential for success in this position.

Computer Skills:

  • Computer skills and working knowledge of Office 365
  • Basic: 10-Key, Alphanumeric Data Entry, Contact Management, Payroll Systems, Spreadsheet, Word Processing/Typing
  • Must have excellent computer skills and have industry software experience. RealPage’s OneSite competency will be required following specific CMI training.
  • Willingness and ability to utilize tablet/mobile devices and software efficiently.

Physical Requirements:

  • Requires bending or twisting daily; Requires walking and standing for prolonged periods daily; Requires kneeling, crouching, stooping, or crawling regularly.
  • Requires using hands to handle, control, or feel objects, tools, or controls; Requires repetitive movements.

Must be able to work any shift Sunday-Saturday to support the company's business needs.
