Job summary

Cardinal Group Companies is seeking a Porter to maintain common areas and apartment spaces prior to move-in. This full-time, non-exempt position emphasizes exceptional customer service and teamwork in a hands-on maintenance role.

The job includes yard and area upkeep, trash/landscaping maintenance, and assisting with turnovers. The team will require reading and following policies, safety, and participation in Cardinal U training where required.

Qualifications

• High School Diploma or equivalent.
• Ability to organize and manage multiple priorities.
• Positive attitude and energy in customer service.
• Ability to lift up to 50 lbs.
• Ability to stand and perform physical labor up to eight hours/day.
• Ability to communicate in English.

Responsibilities

• Maintain the common areas of the property and apartments prior to move-in.
• Provide exemplary customer service and teamwork.
• Keep clubhouse, office, model, and common areas clean and sanitary.
• Ensure property is free of trash and debris; manage dumpster areas.
• Maintain landscaped areas and watering of flowers.
• Assist with apartment turnovers as directed.
• Communicate issues to the Property/Service Manager as needed.
• Respond to emergencies per policies and procedures.
• Attend required in-service trainings and adhere to all policies.

POSITION: Porter (Full-Time, Non-Exempt)

COMPENSATION: Hourly Rate, plus Benefits eligibility

SUMMARY

As a Porter, you will be responsible for maintaining the common areas of the property and apartments prior to move-in.

RESPONSIBILITIES (Including but not limited to)

• Consistently demonstrate exemplary principles of customer service and teamwork.
• Maintain a safe, tidy and sanitary clubhouse, office, model, and all other common areas.
• Ensure that the property is free of trash, debris and animal waste.
• Ensure the cleanliness of the dumpster areas and necessary preparation for trash pick-up.
• Ensure that the grass and landscaping are well maintained, including the watering of flowers.
• Ensure the best possible appearance of each apartment prior to new resident move-in.
• Advise supervisor of items needing additional attention in the apartment; i.e. ripped carpet, torn linoleum, window or door repair, etc.
• Provide assistance with apartment turnovers as directed.
• Communicate with the Property Manager or Service Manager regarding any problems with maintenance or curb appeal that requires further attention.
• Respond appropriately to emergencies, according to policies and procedures.
• Participate in and attend all required in-service training sessions.
• Ensure understanding and compliance with all policies and procedures.
• Contribute to resident satisfaction by ensuring that customer’s expectations are met or exceeded.
• Participates in Cardinal U training as required.

QUALIFICATIONS

• Must be able to lift 50 lbs.
• Must be able to stand, walk, and complete physical labor for up to eight hours per day.
