Job summary

Cardinal Group Companies is seeking a Porter to maintain common areas and apartments before move-in at S334A Cottages at Lake, Tuscaloosa, AL. This full-time, non-exempt position focuses on customer service, teamwork, and proactive maintenance across indoor and outdoor spaces.

You will keep facilities tidy, assist with turnovers, and coordinate with supervisors on repairs while upholding Cardinal values and safety standards.

Qualifications

Responsibilities

  • Maintain the common areas of the property and apartments prior to move-in.
  • Demonstrate exemplary customer service and teamwork.
  • Keep clubhouse, office, model and all common areas clean and safe.
  • Ensure property is free of trash and debris; manage landscaping upkeep.
  • Prepare apartments for new residents and coordinate with supervisors on repairs.
  • Communicate issues to Property/Service Manager and respond to emergencies as needed.

Description

POSITION: Porter (Full-Time, Non-Exempt)
COMPENSATION: Hourly Rate, plus Benefits eligibility

SUMMARY

As a Porter, you will be responsible for maintaining the common areas of the property and apartments prior to move-in.
RESPONSIBILITIES (Including but not limited to)

  • Consistently demonstrate exemplary principles of customer service and teamwork.
  • Maintain a safe, tidy and sanitary clubhouse, office, model, and all other common areas.
  • Ensure that the property is free of trash, debris and animal waste.
  • Ensure the cleanliness of the dumpster areas and necessary preparation for trash pick-up.
  • Ensure the grass and landscaping are well maintained, including the watering of flowers.
  • Ensure the best possible appearance of each apartment prior to new resident move-in.
  • Advise supervisor of items needing additional attention in the apartment; i.e. ripped carpet, torn linoleum, window or door repair, etc.
  • Provide assistance with apartment turnovers as directed.
  • Communicate with the Property Manager or Service Manager regarding any problems with maintenance or curb appeal that requires further attention.
  • Respond appropriately to emergencies, according to policies and procedures.
  • Participate in and attend all required in-service training sessions.
  • Ensure understanding and compliance with all policies and procedures.
  • Contribute to resident satisfaction by ensuring that customer’s expectations are met or exceeded.
  • Participates in Cardinal U training as required.

QUALIFICATIONS

Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind and sleet.

The Team Member must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
