Job summary

MRK Property Management LLC is seeking a dedicated Porter to maintain cleanliness and upkeep across New Bridge Crossing and Wesmont communities in New Jersey. The role includes preparing vacated apartments for new residents and supporting 173 units.

The position requires basic maintenance experience, a valid Driver’s License, and the ability to work a flexible schedule, including some weekends and holidays. A reliable transportation option is essential.

Qualifications

• High school diploma or GED preferred.
• One year of general maintenance experience preferred.
• Knowledge of OSHA rules and regulations preferred.
• Must have a valid Driver’s License and reliable transportation.
• Ability to read, speak and comprehend English.
• Willing to travel up to 10% of the time across properties.

Responsibilities

• Patrols property daily to identify cleaning needs and perform duties (trash removal, vacuuming, mopping).
• Restore vacated apartments to move-in condition (clean appliances, cabinets, sink, floors, bathroom).
• Perform grounds maintenance (weeding, mowing, snow/leaf removal).
• Clean property office and complete janitorial tasks per schedule.
• Assist maintenance techs with preventive maintenance and work orders as needed.

Description

At MRK, the Porter is responsible for maintaining the overall cleanliness, appearance, and upkeep of the property. This includes ensuring that all grounds, common areas, interior spaces, and office areas are clean, safe, and well maintained. Additional responsibilities include maintaining cleanliness and sanitation in offices, bathrooms, and shared spaces, helping to create a positive and welcoming environment for residents and visitors. The Porter also prepares vacated apartments for new residents by restoring them to move-in condition.

We are seeking a dedicated Porter to support our New Bridge Crossing (River-Edge, NJ) and Wesmont (Wood-Ridge, NJ) communities and supporting 173 residential units. If you have a strong passion for quality and a commitment to outstanding service, we encourage you to apply.

Key Job Responsibilities Include, but Are Not Limited To:

• Patrols property daily to identify areas in need of cleaning and completes required work—remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop
• Restores vacated apartments to move-in condition for new residents—clean appliances, kitchen cabinets, sink and floors, bathroom—including toilet, tub, sink and floor, windows, front door, and performs touch-up painting as necessary
• Performs grounds maintenance, including weed removal, grass-cutting and planting, snow and leaf removal from property—sidewalks, walkways, steps and driveways/parking spaces
• Cleans property office as necessary—empty trash, vacuum carpets, clean bathroom and kitchen; Completes janitorial requirements in accordance with the janitorial schedule
• Assists maintenance technicians in performing preventive maintenance, capital improvements or satisfying work orders as needed

Knowledge, Skills, and Abilities

• High school diploma or GED preferred
• One year of general maintenance experience in preferred
• Knowledge of OSHA rules and regulations is preferred
• Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
• Requires the ability to read, speak and comprehend the English language
• Ability to follow direction and work independently in a fast-paced, action-oriented environment
• Troubleshooting and problem-solving skills

Requirements

• ANSI approved steel-toe/composite shoes
• Must have a valid Driver’s License
• Must have reliable transportation
• Willing to assist with other properties within the portfolio and surrounding portfolios as needed (willing to travel up to 10% of the time)
