Job summary

RHO Residential is seeking a Porter in Jersey City, NJ. The role supports the maintenance team to keep the community safe, clean, and welcoming for residents and staff. You will assist with daily operations, respond to work orders, and help prepare apartments for occupancy.

Responsibilities include grounds upkeep, snow removal, furniture setups, and timely execution of tasks. A valid driver’s license is recommended and strong customer service skills are essential.

Qualifications

• Ability to read and write English fluently is required.
• Basic to intermediate mathematical functions may be required.

Responsibilities

• Maintain the community offices, model units, interior public and common areas neat and attractive.
• Maintain all grounds including sidewalks and building exteriors in good condition.
• Enter Work Order requests from residents.
• Help prepare vacant apartments for rent in a timely manner.
• Collect and remove trash and debris from the community.
• Complete tasks as assigned following procedures and timelines.
• Snow removal duties including shoveling, salting, and clearing walkways and entrances.
• Deliver notifications to residents.
• Transport small equipment between departments.
• Set up tables and chairs for events.
• Be punctual and reliable.
• Perform other duties as assigned by supervisor.

About the Role:

Compensation is $22.00p/hour

Summary : The Porter assists the maintenance team in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Porter will carry out assigned duties in a safe, prompt and professional manner.

Requirements:

Education: For safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions.

Experience: No previous working experience required.

Skills: The position requires the ability to deal well with people and get them to feel comfortable quickly. In addition, the position requires the following:

• ability to identify and use janitorial supplies
• ability to use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool equipment, ice removal equipment, etc.
• good verbal and written communication skills
• basic computer skills, specifically knowledge of Microsoft Office products
• ability to attend seminars/classes in multiple locations
• must have the ability to arrive at the site within 30 minutes if not living on site

Licenses: Valid Driver’s License and insurance recommended.

Essential Job Functions:

1. 1. Maintain Management Office, models, interior public and common areas of the community in a neat, clean and attractive condition.
2. 2. Maintain all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
3. 3. Accepts and enters Work Order requests from residents.
4. 4. Assist in the effort to make vacant apartments rent-ready in a timely manner.
5. 5. Compact and remove trash and debris from community.
6. 6. Complete assigned tasks consistent with company operating procedures and in a timely manner.
7. 8. Snow removal. including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
8. 9. Delivers notifications to residents.
9. 10. Transports small equipment or tools between departments.
10. 11. Sets up tables and chairs in auditorium or hall.
11. 12. Must be punctual and reliable.
12. 13. All other tasks as assigned by your supervisor.
