Job summary

Capstone Management Partners, LLC in Gainesville, FL is seeking a full-time Porter to maintain common areas and prepare apartments for move-in. This role emphasizes hands-on maintenance, a strong service mindset, and teamwork.

You will keep clubhouses, offices, and common areas clean, handle landscaping tasks, and assist with turnovers while coordinating with the Property Manager on issues needing attention. Benefits eligibility is part of the package, with Cardinal U training available.

Qualifications

• Must be able to lift 50 lbs.
• Able to stand, walk and perform physical labor for up to eight hours per day.

Responsibilities

• Maintain a safe, tidy and sanitary clubhouse, office, model, and all other common areas.
• Ensure property is free of trash, debris and animal waste.
• Keep dumpster areas clean and prepare for trash pick-up.
• Maintain grass and landscaping, including watering flowers.
• Prepare apartments for move-in to ensure best appearance.
• Report maintenance needs and discuss issues with supervisor.
• Assist with apartment turnovers as directed.
• Coordinate with Property/Service Manager on problems requiring attention.
• Respond to emergencies according to policies and procedures.
• Participate in required in-service training sessions.
• Adhere to all policies and procedures.
• Contribute to resident satisfaction by meeting or exceeding expectations.

POSITION: Porter (Full-Time, Non-Exempt)

COMPENSATION: Hourly Rate, plus Benefits eligibility

SUMMARY

As a Porter, you will be responsible for maintaining the common areas of the property and apartments prior to move-in.

RESPONSIBILITIES (Including but not limited to)

• Consistently demonstrate exemplary principles of customer service and teamwork.


• Maintain a safe, tidy and sanitary clubhouse, office, model, and all other common areas.


• Ensure that the property is free of trash, debris and animal waste.


• Ensure the cleanliness of the dumpster areas and necessary preparation for trash pick-up.


• Ensure that the grass and landscaping are well maintained, including the watering of flowers.


• Ensure the best possible appearance of each apartment prior to new resident move-in.


• Advise supervisor of items needing additional attention in the apartment; i.e. ripped carpet, torn linoleum, window or door repair, etc.


• Provide assistance with apartment turnovers as directed.


• Communicate with the Property Manager or Service Manager regarding any problems with maintenance or curb appeal that requires further attention.


• Respond appropriately to emergencies, according to policies and procedures.


• Participate in and attend all required in-service training sessions.


• Ensure understanding and compliance with all policies and procedures.


• Contribute to resident satisfaction by ensuring that customers expectations are met or exceeded.


• Participates in Cardinal U training as required.

QUALIFICATIONS

• Ability to organize and manage multiple priorities.
