Job summary

Asset Living is seeking a Porter in Delray Beach, Florida, responsible for assisting in the maintenance processes of the property, including corrective, preventive, and routine maintenance. Porter

The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventive, routine, and cosmetic maintenance. The Porter is also responsible for the make‑ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Attend the community on a regular/daily basis.
  • Clean, remove trash, and perform general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas.
  • Respond to resident or management requests and work orders for common areas, buildings, and units promptly.
  • Ensure repairs and replacements for grounds, buildings, breezeways, and community common areas are completed on time.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
  • Assist in maintaining a preventive maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset Living policy and OSHA guidelines.
  • Maintain an organized and adequately stocked maintenance shop.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Use property resources, equipment, and supplies efficiently.
  • Carry out additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Participate in on‑call emergency duty at the community.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Maintain consistency in dealings with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.
Education / Experience
  • High School Diploma or equivalent.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Move around to accomplish tasks or move from one worksite to another across flat and uneven terrain.
  • Ascend and descend ladders, stairs, ramps, step stools, etc.; work in overhead positions and/or reach; perform repeated motions with wrists, hands, or fingers; lift and place objects up to 100+ lbs.; communicate with others; operate motor vehicles or golf carts; tolerate outdoor weather elements; handle hazardous chemicals.
  • Move between different positions to accomplish tasks in various environments, including tight or confined spaces, stationary positions, prolonged standing or sitting; operate machinery and power tools; assess accuracy and neatness of assigned work; work overtime, weekends, nights, and on-call emergencies.
