Job description

Position: Full-Time Plans Examiner/Building Inspector in the Planning, Zoning & Building Department.

A pre-employment physical and drug screen are required, except for current employees who have already met this requirement.

Function

Under the general direction of the Building Official, the employee reviews plans, performs inspections, and enforces codes related to building, electrical, plumbing, and mechanical trades. Responsibilities include ensuring compliance with the Florida Statewide Building Code, FEMA floodplain development requirements, and Town codes and ordinances.

Essential Functions
  • Review building permit applications for compliance with all applicable codes and ordinances.
  • Perform plan reviews for building, plumbing, electrical, or mechanical permits.
  • Conduct inspections during construction, alterations, and upon completion to verify compliance.
  • Consult with contractors, engineers, architects, and the public regarding code compliance.
  • Investigate violations and enforce corrections professionally.
  • Maintain records and generate reports.
  • Assist with permit issuance and coordinate plan review with other departments.
  • Research, analyze, and recommend updates to codes and regulations.
  • Educate the public about building codes and regulations.
Other Tasks

Perform any additional duties as assigned by the supervisor or department head.

Knowledge and Abilities

Extensive knowledge of the Florida Statewide Building Code, building trades, and enforcement laws. Ability to read blueprints, maintain records, interpret codes, and establish effective working relationships.

Ability to analyze problems, communicate effectively, meet deadlines, and adapt to new regulations.

Minimum Qualifications

Preferred: Three or more active Florida licenses in plans review and building inspection, including residential and/or commercial, mechanical, electrical, or plumbing. Certification as a Floodplain Manager or Coastal Construction certification is a plus.

Required: High school diploma or equivalent, at least two active Florida licenses as a Plans Reviewer and Building Inspector, including one for residential and commercial construction, and a valid Florida driver’s license. Equivalent training and experience may be considered.

Working Conditions

Work involves office and outdoor environments, with significant public contact. May require standing for long periods, working in adverse weather conditions, and managing physical tasks at outdoor sites.
