Physical Security Project Manager

Responsible for implementing physical security controls for the ADER Digital Realty portfolio, ensuring compliance with Digital Realty Security Standards and Design Engineering Guidelines. Report to Senior Director, Security Operations and Compliance (Dallas, TX).

What You’ll Do

• Work in various environments: colo, scale, hyperscale, hybrid, high-density.
• Apply risk principles to develop comprehensive physical security plans.
• Support physical security implementation for lease amendments and sales activity.
• Plan, organize, and coordinate new customer physical security installations and/or upgrades to existing systems.
• Oversee security consultants, vendors, and third parties, including scope creation, vendor assignment, deliverable tracking, training, and KPI review.
• Participate in design reviews, RFIs, and approvals at critical project design phases and construction milestones.
• Validate vendor/consultant quotes, drawings, specifications, and costs before approval.
• Manage performance indicators of service providers in line with MSA terms.
• Operate autonomously to lead and execute assigned projects.
• Understand key customer processes to deliver timely and accurate security services.
• Build and maintain strong collaborative relationships with stakeholders.
• Meet financial objectives by providing data‑driven recommendations and ensuring projects stay at or under budget.
• Stay updated on data center and security industry trends, technology, and threats.
• Maintain job knowledge through education, networking, and documentation.
• Engage directly with internal and external customers.
• Provide internal stakeholder training.
• Travel overnight as required.

What You’ll Need

• 5+ years of progressive experience in project or technical program management with a focus on physical security deployments within data center or critical infrastructure environments.
• Strong technical acumen in physical security controls and systems architecture (Access Control, Video Management, Intrusion Detection) and familiarity with compliance frameworks such as ISO 27001, SOC 2.
• Demonstrated ability to apply structured project management methodologies and lead complex, cross‑functional initiatives end‑to‑end.
• Expertise in developing & executing detailed project plans, including scope definition, budget management, milestone tracking, risk identification and mitigation.
• Ability to thrive in ambiguous environments, prioritize competing demands, and drive alignment across technical and non‑technical stakeholders.
• Relevant project management certifications (PMP, Scrum Master) and/or physical security credentials (PSP, CPP) preferred.
• Proven track record of effective physical security project delivery.
• Understanding of physical security system design layers, construction practices, and commissioning efforts.
• Knowledge of associated design groups (Architecture, MEP, Civil, Telecom).
• Understanding of access control platforms, video surveillance systems, and basic network infrastructure/architecture.
• Strong management, leadership, and planning skills.
• Experience with project management tracking and commissioning platforms.
• Excellent communication, negotiation, and engagement skills.
• Sound judgment and decision‑making ability under pressure.
• Self‑motivation and internal drive to complete tasks.
• Fluency with Microsoft Office and proficiency in BlueBeam.
