Job summary

rand* construction corporation seeks an Internal Permit Manager for our Denver, CO office to drive regulatory compliance and permitting from pre-construction through closeout. You will coordinate with municipal agencies, architects, engineers, and AHJs to ensure plans meet local, state, and federal codes, avoiding bottlenecks and delays.

The role requires 2-5+ years in commercial permitting or related fields, with strong communication, blueprint-reading, and project-management skills.

Qualifications

• 2-5+ years of professional experience in commercial construction permitting, municipal planning, code compliance, or architectural project management (commercial interiors/tenant finish experience strongly preferred).
• Direct, demonstrable working knowledge of municipal building departments, zoning codes, and AHJ processes in CO and/or UT.
• Ability to read, interpret, and navigate architectural blueprints, engineering specs, and life-safety codes (IBC, IFC, NEC, IPC).
• Exceptional written and verbal communication skills; proven ability to negotiate with municipal officials.
• Project management skills with the ability to manage multiple complex projects under tight deadlines.

Responsibilities

• Regulatory Strategy & Pre-Construction Planning: serve as primary technical point of contact with local municipal agencies.
• Review drawings to identify code compliance hurdles, zoning restrictions, or variance needs before submission.
• Develop permitting schedules, track submittals, review cycles, and dates to align with milestones.
• Coordinate and submit building/ trade permits and licenses.
• Lead zoning variances, CUPs, historic reviews, and public hearings when necessary.
