Job summary

Responsibilities

Who We’re Looking For.

This Property Condition Services Senior Reviewer is responsible for helping to lead the day-to-day operations of the company's Property Condition Assessment (PCA) services.This position will drive internal process refinement, including the development and implementation of contractor monitoring tools, product updates, ensure regulatory compliance, and lead other strategic initiatives to maintain high PCA standards and client satisfaction. This role requires a proactive, self-starting individual, with significant experience who can operate with a high degree of autonomy while collaborating closely with the Managing Director.This position is primarily office based, serving as a full-time senior reviewer of Property Condition Assessment (PCA) reports.

How You’ll Make an Impact

Quality Assurance:

• Complete Senior level QA/QC review of assigned PCA reports. Reports are expected to be in ready-to-issue condition once reviewed. The senior reviewer is accountable for the technical merit of reports delivered to clients and for resolving outstanding report issues prior to submittal.
• Maintain a consistent review volume, typically 10 or more reports per week, while meeting deadlines on multiple simultaneous projects.
• Understand and apply company standards for report accuracy, comprehensiveness, appearance and language based on the nature of the property and the contracted level of assessment.
• Collaborate with the Managing Director on adjustments and refinements to company standards. Initiate such discussions as identified, supporting ongoing improvement.
• Assist Client Executives (CEs), Client Success Managers (CSMs) and Project Managers (PMs) in responding to technical questions posed by clients on PCAs.
• Communicate directly with clients as technical support upon request.

Team Participation:

• Professionally represent PCA Services in communications and collaborations with other service lines, project coordinators, and company leadership.
• Provide technical direction and coaching to in-house and contract assessors so deliverables are accurate and scope compliant.
• Assume a lead role over future Property Condition Services staff (project managers, etc.) as new positions may be created and filled.

Project Management:

• Monitor all in-process PCA projects for the full project duration; from inception through report delivery, coordinating with and making inquiries of in-house personnel and contract assessors as appropriate.
• Regularly advise the Managing Director regarding the overall status of workflow. Immediately report impactful issues (delays, etc.) upon discovery.

Process Improvement and Innovation:

• Understand company-wide goals/objectives and the strategic plans of Property Condition Services in response to those goals.
• Collaborate with the Managing Director on best methods for implementing strategic initiatives, regulatory compliance programs, etc., at the process level.
• Implement such initiatives following the agreed-upon methods.
• Provide feedback (personal and from other relevant sources) on the impact, functionality, and efficacy of implemented initiatives.

Qualifications

• Bachelor’s degree in Engineering, Architecture, Construction Management, Business Administration, or a related field.
• Advanced degree (Master’s, MBA, or equivalent) preferred.
• Professional Engineer (PE) license or Registered Architect (RA) registration preferred.
• Minimum of 10 years’ experience in property condition assessment for the commercial real estate industry, including at least 2 years in a senior review capacity.
• Excellent communication and interpersonal skills, including strong technical writing skills and proven attention to detail.
• In-depth knowledge of property condition assessment methodologies and best practices.
• Thorough understanding of ASTM E2018-24 and agency guidelines, including Fannie Mae, Freddie Mac, and HUD scopes, as well as underwriting and debt level scopes for lending purposes.
• Demonstrated understanding of building systems, including site work, structural, building envelope, and mechanical, electrical, and plumbing (MEP) systems.
• Strong analytical and problem-solving abilities.
• Proficiency in project management and quality assurance methodologies.
• Working knowledge of building component cost estimating, including RSMeans based estimating, and the ability to analyze client provided capital budgets, repair histories, and projections and incorporate them into findings and reserve analysis over 5, 10, and 20 year horizons.
• Results-oriented with a focus on operational excellence and client satisfaction.
• Ability to work effectively under pressure and manage multiple projects simultaneously.
• High ethical standards and integrity.
• Adaptability and flexibility in a dynamic work environment.
• Proven track record of managing complex projects and interdisciplinary teams.
• Experience with environmental assessment and/or construction risk management is highly desirable.
