Job summary

10 Federal is seeking a Part Time Property Operations Technician to maintain and polish our self-storage facilities. This role is outdoor-focused and requires a self-starter who can work independently while keeping properties safe, clean, and performing repairs as needed.

You will drive between properties, inspect units, manage light maintenance, oversee vendor activities, and prep units for auctions. Strong organization and reliability are essential to meet time-sensitive tasks and uphold

Qualifications

• Experience in property maintenance or similar settings.
• Valid driver's license with clean driving record.
• Strong time-management and ability to plan routes.
• Basic mechanical aptitude and ability to use mobile tools.
• Clear communication with vendors and teammates.
• Self-starter mindset and willingness to learn.
• Availability during core business hours and flexibility for urgent needs.
• Physical capability for outdoor work and frequent lifting.

Responsibilities

This role involves performing maintenance tasks, conducting inspections, and overseeing repairs, predominantly in an outdoor setting.

Responsibilities:

• Perform property repairs, light maintenance, and service requests
• Complete task list provided by manager

• Prep units that come up for auction, clean out units, and dispose of abandoned goods
• Maintain professional appearance of facilities, interiors, exteriors, and grounds

• Partner with call center agents on scheduling various customer needs

Qualifications:

• Property maintenance experience in settings such as schools, apartments, self-storage, or commercial buildings.
• Valid driver's license with a clean driving record; reliable, punctual, and organized.
• Strong time-management; able to plan routes, prioritize tasks, and close loops independently.
• Basic mechanical aptitude and computer skills (mobile apps, work orders, photos).
• Clear, respectful communicator—partners well with call center, vendors, and teammates.
• Positive, self-starter mindset; learns new tasks and improves processes over time.
• Availability during core business hours and flexibility for urgent needs.
• Physical capability for frequent driving, heavy lifting, bending, pushing/pulling, ladder work, and kneeling in outdoor conditions.
