10 Federal is seeking a Property Operations Technician to ensure smooth operation and professional appearance of our self-storage facilities. This role involves outdoor-focused maintenance, inspections, and repairs with minimal supervision.

You will drive between properties, coordinate with call center for customer needs, supervise vendors, prepare units for auctions, and maintain grounds and interiors. Strong organization, reliability, and basic technical aptitude are essential.

Qualifications

• Experience in property maintenance at schools, apartments, self-storage, or commercial buildings.
• Valid driver’s license with a clean driving record and reliable punctuality.
• Strong time-management and ability to plan routes and prioritize tasks.
• Basic mechanical aptitude and familiarity with mobile apps and photo documentation.
• Clear communication and teamwork with call center, vendors, and teammates.

Responsibilities

• Drive to and from assigned properties and perform inspections.

If you are a self-starter who thrives independently, you will be responsible for ensuring the smooth operation and professional appearance of our self-storage facilities. This role involves performing maintenance tasks, conducting inspections, and overseeing repairs, predominantly in an outdoor setting.

Responsibilities:

• Drive to and from assigned properties
• Perform storage unit inspections at all assigned properties
• Perform property repairs, light maintenance, and service requests
• Complete task list provided by manager
• Oversee contractor activities (landscapers, painters, etc.)
• Self-reliant, non-customer facing work environment
• Prep units that come up for auction, clean out units, and dispose of abandoned goods
• Maintain professional appearance of facilities, interiors, exteriors, and grounds
• Maintain monthly time-sensitive auctions and delinquency procedures
• Partner with call center agents on scheduling various customer needs

Qualifications:

• Property maintenance experience in settings such as schools, apartments, self-storage, or commercial buildings.
• Valid driver’s license with a clean driving record; reliable, punctual, and organized.
• Strong time-management; able to plan routes, prioritize tasks, and close loops independently.
• Basic mechanical aptitude and computer skills (mobile apps, work orders, photos).
• Clear, respectful communicator—partners well with call center, vendors, and teammates.

• Availability during core business hours and flexibility for urgent needs.
