Job Overview
The Maintenance Technician performs technical and mechanical work to ensure the property's buildings, grounds, amenities, and common areas meet safety, cleanliness, and appearance standards by completing maintenance tasks efficiently and effectively.
Key Responsibilities
- Respond to resident work orders within 24-48 hours, diagnosing and repairing issues according to safety standards and policies.
- Prepare vacant units for leasing by completing inspections, creating punch lists, scheduling vendors, and ensuring all maintenance is completed to standard.
- Support cost-efficiency by repairing rather than replacing parts when possible, and practicing proper use of tools and materials.
- Manage inventory and supplies, track usage, and report reordering needs.
- Complete documentation and paperwork accurately and timely.
- Inspect work performed by contractors and vendors to ensure quality and compliance.
- Follow safety policies, participate in safety meetings, and report incidents promptly.
- Provide excellent customer service by respecting residents, addressing questions and complaints, and working efficiently under stress.
- Conduct routine property inspections to identify safety issues and communicate needs to management.
- Perform other duties as assigned.
Work Schedule & Environment
40 hours/week, typically Monday to Friday 9am-6pm, Saturday 10am-5pm, Sunday 1pm-5pm. May vary by location and include weekends, holidays, and evening calls.
Minimum Requirements
- Availability to work weekends and flexible hours, unaccompanied.
- Ability to work outdoors in various weather conditions and environments.
- Must be able to work evenings, weekends, and holidays as needed.
Qualifications
- High School Diploma or GED.
- 1-3 years of apartment maintenance experience preferred.
- Strong communication skills and ability to connect with people at all levels.
- Proficiency in internet, MS Office, and property management software (preferably Entrata, Yardi, One Site).
- Valid driver’s license and EPA certifications (Type I & II or Universal).
- Physical ability to lift up to 50 pounds independently and 150 pounds with assistance; capable of standing, walking, climbing, and other physical activities.
