Job Description
Essential Duties
- Maintain cordial and professional relationships with other staff members and work closely with other maintenance workers.
- Maintain cordial and professional relationships with current and prospective tenants.
- Maintain cordial and professional relationships with any contract laborers working on the property.
A. Corrective Maintenance
1. Satisfy service requests per work orders, following company procedures:
- Enter at tenant’s convenience, if possible.
- Make repairs.
- Clean up thoroughly.
- Observe condition of apartment and report any unusual circumstances (e.g., size and number of pets).
- Leave notice of work performed in the apartment.
2. Assist with apartment make-ready procedures:
- Paint.
- Clean carpets, windows, and appliances.
- Service appliances, plumbing, and electrical fixtures.
- Repair and/or replace old and faulty parts.
- Check locks.
- Replace burnt out light bulbs.
- Report any unusual problems.
B. Preventive Maintenance
1. Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment:
- Check for appearance and cleanliness.
- Check for structural cracks.
- Check for excessive wear.
- Check for faulty parts.
2. Make repairs or replacements as necessary and with approval of maintenance supervisor.
3. Follow and maintain the Preventive Maintenance Schedule designed for the property.
C. Emergency Maintenance
- Serve as on-call maintenance providing evening, weekend, and holiday emergency service.
- Have knowledge of power, water, and gas turnoffs, clean-out traps, fire extinguishers, and fire hydrants.
- Know emergency telephone numbers (e.g., police, fire department, maintenance supervisor).
- Follow all company emergency procedures.
D. Other
- Assist in maintaining inventory of tools, equipment, and supplies.
- Shoveling snow during winter months.
- Mowing, edging, and trimming grass during the growing season.
- Pick up trash on the property.
- Report all needed repairs to maintenance supervisor.
- Assist with other types of maintenance as necessary.
- Attend all instructional classes conducted by management.
- Wear uniform during all working hours.
- Provide own small tools to perform duties. (Note: Neither the owner nor its agent is responsible for the replacement of these items in case of loss or damage. Employees are encouraged to obtain insurance for these items.)
- Prepare logs and reports in accordance with corporate policies and procedures.
- Willing to assist at other properties as required.
- Repair and maintain property-owned equipment.
- Perform swimming pool maintenance as needed.
- Be friendly, helpful, and considerate to all.
- Perform any other duties assigned by Maintenance Supervisor or Property Manager.
Salary Range: $18.00 - $20.00 per hour
