Essential Function of the Position
Provide a quality maintenance program at the least expense; this includes monitoring all property maintenance functions and supervising maintenance staff.
Responsibilities
Under the supervision of the Property Manager or Lead Maintenance Technician, duties include but are not limited to:
- Maintain inventory control of maintenance supplies and parts, including appliances, equipment, furniture, and blinds.
- Ensure maintenance costs stay within the community budget.
- Provide own tools and transportation.
- Manage all maintenance equipment, supplies, and tools purchased by the community.
- Prioritize and categorize service requests, ensuring they are handled within 24 hours or informing the Property Manager if delays occur.
- Maintain an orderly and secure system for keys, garage openers, and master keys.
- Respond promptly to after-hours emergencies.
- Inspect move-outs for damages and coordinate repairs.
- Recommend major capital improvements and outside contractual work.
- Prepare apartments after move-outs, including painting, cleaning, and repairs.
- Perform maintenance tasks such as charging A/C units, carpentry, electrical repairs, appliance repairs, groundskeeping, pool maintenance, painting, trash removal, landscaping, snow removal, and assisting with budgeting and bidding processes.
- Maintain a professional attitude at all times and schedule contractual work.
Qualifications
Minimum 1 year of on-site property maintenance experience. Ability to work at least 40 hours per week, including weekends for emergencies. Skilled in safe tool use, including hand tools, mechanical devices, and measuring instruments.
Physical Requirements
- Constant standing and walking (66-100%).
- Frequent bending, stooping, squatting, kneeling, reaching, climbing, grasping, and gripping.
- Ability to lift weights up to 150 lbs with assistance, and frequently lift 25-75 lbs.
Vision, Hearing, and Speaking Requirements
- Constant need to read, document, and review manuals and labels.
- Frequent need to see beyond arm’s reach.
- Constant need for communication via hearing and speaking.
Driving Requirements
- Frequent use of personal transportation for inspections and errands.
- Valid driver’s license and insurance required.
- Work outdoors and indoors with exposure to various conditions and chemicals.

- High level of logical thinking required to identify problems, analyze data, and implement solutions.
