Job Description:
We are a real estate and property management firm seeking a Washington-licensed attorney to assist with unlawful detainer (eviction) filings on a limited-scope, contract basis. This is a remote, part-time opportunity ideal for solo practitioners, attorneys in lower-cost regions, or those looking to supplement other legal work.
Legal Scope & Responsibilities:
We handle all drafting, service, and case preparation. You provide the legally required representation and filings.
Your role will include:
Reviewing and signing Summons & Complaints (prepared in-house)
Filing cases in King County Superior Court (via e-filing or Ex Parte via Clerk)
Signing and submitting motions for default judgment and writs of restitution
Optionally appearing for hearings (show cause or contested matters)—we’re open to using a different attorney for this if preferred
This is repeatable, structured work with minimal client interaction. Each week, we provide a clean list of filings or actions needed, along with pre-filled packets and deadlines.
Workload & Process:
We estimate approximately:
80 new unlawful detainer actions per month
Weekly breakdown: ~20 filed, ~8 default filings, ~2 hearing appearances (optional for this role)
You can work asynchronously and bill hourly or by flat rate per action. We manage the tracking, court coordination, and service logistics.
Requirements:
Active license in good standing with the Washington State Bar
Familiarity with unlawful detainer filings preferred but not required
Reliable access to email, PDF signing tools, and WA court filing systems
Willingness to work collaboratively with a process-driven internal team
Compensation:
Hourly or flat-rate—please indicate your preferred structure in your application. Work volume and duration can grow based on mutual fit.
Active license to practice law in Washington State
Experience with landlord-tenant law or civil procedure preferred (but not required)
Familiarity with King County Superior Court procedures or willingness to learn
Strong organizational skills and ability to review and return documents promptly
Comfortable using email, PDFs, electronic signatures, and online court portals
Willing to work in a structured, repeatable process with a consistent weekly workflow
