Job summary

Seyfarth Shaw LLP in Seattle seeks a Paralegal to support attorneys in commercial real estate transactions, including due diligence, documentation, closing and post-closing activities for acquisitions, dispositions and leasing.

You will join the Real Estate department, handle title review, diligence, closing checklists, drafting documents, and coordinate with clients and outside counsel. A Bachelor's degree or paralegal certificate and CRE experience are preferred.

Qualifications

  • 3–10 years of experience in commercial real estate transactions.
  • Bachelor’s degree and/or paralegal certificate required.
  • Proficiency in Word, Excel and Outlook or similar office tools.

Responsibilities

  • Order and review title commitments, surveys and due diligence with outside parties.
  • Prepare closing checklists and track critical dates for closings.
  • Review due diligence and entitlement documents for accuracy.
  • Coordinate closings and assist with conveyance documents and statements.
  • Prepare closing binders, indices and post-closing deliverables.
  • Draft and review letters, memos and lease-related documents.

The Opportunity

As a Paralegal, you will assist attorneys in all aspects of commercial real estate transactions, including documentation, due diligence, development and entitlements, closing and post-closing activities for real estate acquisitions, dispositions, and leasing. You will be a member of the firm’s Real Estate department, reporting to the attorneys on your team.

The Day-To-Day

On any given day, you will:

  • Order and review title commitments, exception documents and surveys, and other due diligence (such as zoning or environmental reports), interfacing directly with the title company, surveyor and overseeing attorney to resolve any issues or discrepancies.
  • Prepare and administer contract critical dates and closing checklists.
  • Track and assist overseeing attorney with review of due diligence and entitlement documents such as zoning analyses, traffic studies, noise studies, environmental assessments and permits.
  • Participate in conference calls with clients, developers and landlords.
  • Coordinate and assist with all aspects of closings, including preparation of conveyance documents, closing statements, signature page packages, notices and other closing documents.
  • Attend to all post-closing requirements, which will require you to prepare closing indices, prepare and organize closing binders, and monitor all post-closing deliveries and requirements.
  • Prepare clear and concise correspondence and memorandum.
  • Prepare initial draft documents, amendments to agreements or leases and miscellaneous documents, including estoppel certificates, SNDAs and Memos of Lease for attorney review.
  • Review organizational and authority documents.
  • Order UCC Lein and other searches.
You Have
  • 3-10 years of experience in commercial real estate transactions, including experience with acquisitions, dispositions, and leasing. Law firm and in-house experience will be considered (prior experience as a paralegal is desired, but priorrelevant real estate experience will also be considered).
  • A Bachelor’s degree and/or paralegal certificate.
  • Proficiencyin Microsoft Office products, including Word, Excel,Outlookor similar mail.calendartechnology.
  • Strong writing, organizational and communication skills
  • Extensive knowledge of grammar, spelling, punctuation and legal terminology

Location Specific Language

The salary range for this role is $71,000 to $125,000 annually, which is based on a 40-hour work week. This range is only applicable for jobs to be performed in Seattle. This is the lowest to highest salary we in good faith believe we would pay for this role at the time of this posting. An employee’s pay within the salary range will be based on numerous factors including, but not limited to, relevant education, qualifications, experience, skills, and business or organizational needs. This job is also eligible for an annual merit increase and bonus pay.
