Job summary

The Glenridge on Palmer Ranch is seeking a Maintenance Technician 1 to perform a wide range of maintenance tasks across residential and commercial properties. You will work as part of a maintenance team to uphold high standards and respond to member needs.

Responsibilities include repairs, preventive maintenance, and safety adherence, with on-call duties as required. The role supports senior living environments and requires a proactive, empathetic approach to residents and colleagues.

Qualifications

• High School Diploma or equivalent required; 5+ years of general maintenance experience in residential or commercial settings.
• Proficient with computers and electronic devices related to maintenance work.
• Strong decision-making, analytical, and problem-solving abilities.
• Excellent communication and customer service skills; good organizational and time management.

Responsibilities

• Performs maintenance tasks to maintain and enhance property value; records activity per procedures.
• Responds to member service requests; troubleshoots, repairs, and installs equipment and appliances.
• Maintains safety rules and follows health regulations; performs on-call emergency service as required.
• Assists in maintaining grounds and common areas; communicates with management and other staff.
• Keeps informed on regulatory changes affecting maintenance in CCRCs, healthcare, and related facilities.
• Assists other staff and participates in setup for member events as needed.

Position Summary:

The Technician 1 is responsible for performing all aspects of maintenance functions necessary to maintain and enhance the value of the Glenridge on Palmer Ranch (GPR). Handles repairs and improvements of residential, commercial, healthcare, and other property as assigned. Works as a team participant along with the maintenance staff to ensure the quality maintenance standards set by GPR are met.

Responsibilities:

1. Successfully performs various community maintenance functions in a timely manner as assigned. Records activity in accordance with departmental procedures.
2. Maintenance functions may include, but are not limited to:
   • Light Bulb Changes
   • Caulking/ Painting
   • Pool Maintenance
   • Install/Repair Window Coverings
   • Preventative Maintenance
   • Golf Cart Maintenance
   • Plumbing Minor
   • Electrical Repairs
3. Responds to Member service requests and concerns in a timely manner in accordance with department procedures.
4. Troubleshoots, repairs, and installs all types of equipment and appliances.
5. Ensures working conditions are safe and safety rules are followed.
6. Performs on-call emergency service as required.
7. Reports any maintenance concerns for repairs on vacant units, apartments, club homes, health center areas and common areas to the Team Leader or Director.
8. Assists in keeping the grounds and common areas free of trash and debris.
9. Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of GPR.
10. Assists other staff members as needed.
11. Delivers various communications to members as needed.
12. Attends and assists in setting up for Member functions and activities as assigned.
13. Attends in-service meetings to keep abreast of changes in health, safety regulations, employee policies and emergency procedures.
14. Uses good judgment in determining needs of the company and in maintaining information delivery in conformance with recognized standards; and is expected to understand and follow all regulatory and facility policies.
15. Keeps current on all changes in their area of responsibility, particularly regulatory changes as they relate to CCRCs, skilled nursing, assisted living and other applicable maintenance related services as assigned.
16. Uses good judgment in determining the needs of Members and working with the different departments and in maintaining delivery of those needs in accordance with recognized standards; and is expected to understand and follow all regulatory and facility policies.

Qualifications:

1. Must have at least a High School Diploma or equivalent. Specialized training, certification, licensure or schooling preferred. At least five (5) years of proven general maintenance experience in residential or commercial building operations including plumbing, minor electrical repair.
2. Valid Florida Driver’s License with good driving record required.
3. Proficiency in understanding of computer software and electronic devices as it relates to the job.
4. Excellent decision-making and analytical skills.

6. Excellent customer service skills.
7. Excellent organizational and time management skills.
8. Must be empathetic, enthusiastic and have an affinity for working with a diverse senior population.
