ONYX Multifamily Group is looking for a dependable and skilled Painter to help maintain and improve the appearance of The Peanut Factory Lofts, our multifamily community in San Antonio, Texas.

We are looking for someone who takes pride in quality workmanship, pays attention to detail, and can deliver clean, professional painting results. Responsibilities include preparing surfaces, painting walls, ceilings, doors, and trim, and completing touch-ups and repainting as needed to keep the property looking its best, attractive, and ready for residents.

What You'll Own

As the Painter, you will perform interior and exterior painting and related surface-preparation work throughout the property. You will work closely with the Property Manager and maintenance team to maintain the community's appearance and prepare units for move-ins.

Your responsibilities will include:

• Paint apartment interiors, including walls, ceilings, doors, trim, and other assigned surfaces.

• Prepare surfaces for painting by cleaning, sanding, scraping, patching small holes, caulking, and applying primer as needed.

• Repair minor drywall imperfections and prepare patched areas for painting.

• Apply paint, stain, and other finishes using brushes, rollers, or sprayers as appropriate.

• Complete touch-ups and repainting in vacant apartments, occupied units when scheduled, hallways, offices, and common areas.

• Assist with apartment turns and make-ready projects to help ensure units are completed on schedule.

• Protect floors, furniture, fixtures, landscaping, and other surfaces from paint spills or damage.

• Select and use paint, primers, tools, and materials appropriately and follow product instructions.

• Maintain painting tools and equipment and keep work areas clean and organized.

• Track and communicate material needs, project progress, and any delays to the Property Manager or Maintenance Supervisor.

• Report damage, maintenance concerns, unsafe conditions, or repairs outside the scope of painting work.

• Follow established safety procedures, including proper ventilation, ladder safety, and appropriate use of personal protective equipment.

• Maintain a professional and courteous attitude when interacting with residents, guests, vendors, and team members.

• Perform other related duties as assigned by the Property Manager or Maintenance Supervisor.

What We're Looking For

Required or preferred experience includes:

• Previous painting experience in residential, commercial, apartment, or property maintenance settings preferred.

• Knowledge of paint types, primers, finishes, surface preparation, and application techniques.

• Ability to prepare surfaces and complete clean, consistent paint finishes.

• Ability to use painting tools and equipment safely and correctly.

• Ability to follow instructions, manage assigned tasks, and meet project deadlines.

• Dependable attendance, punctuality, and a strong work ethic.

• Ability to work independently and as part of a maintenance team.

• Ability to communicate professionally with residents, vendors, and team members.

• Ability to safely perform the physical requirements of the position, including standing, walking, bending, reaching, climbing ladders, and lifting or carrying painting supplies and equipment.

• Ability to work indoors and outdoors, including in varying weather conditions when exterior work is required.

Preferred Qualifications

• Previous experience in residential, commercial, or apartment painting.

• Experience with apartment turns, make-ready painting, and painting-related maintenance work orders.

• Knowledge of surface preparation, paint application, color matching, and finishing techniques.

• Basic drywall patching, caulking, sanding, and minor surface-repair skills.

• Familiarity with the safe handling, storage, and disposal of paint and related materials.
