Commercial Space Painter

Department: Operations
Position Type: Full-Time
Reports To: Property Management / Operations VP
Hourly Rate: $24.00–$26.00 per hour, depending on experience

Position Summary

We are seeking an experienced and dependable Commercial Space Painter to support the maintenance, improvement, and turnover of commercial spaces throughout the property. The Commercial Painter will be responsible for preparing and painting interior and exterior surfaces within tenant spaces, offices, common areas, corridors, stairwells, mechanical areas, and other building spaces. The ideal candidate takes pride in producing clean, professional-quality work while maintaining a safe and organized work environment. This position requires experience working in occupied commercial buildings where professionalism, cleanliness, attention to detail, and minimizing disruption to tenants and building operations are essential.

Key Responsibilities
  • Perform interior and exterior painting throughout commercial properties.
  • Prepare walls, ceilings, doors, frames, trim, columns, and other surfaces for painting.
  • Patch holes, cracks, dents, and other surface imperfections.
  • Perform drywall patching and minor drywall repairs as required.
  • Sand, scrape, caulk, prime, and prepare surfaces to achieve a professional finished appearance.
  • Apply paint, primer, stains, and other coatings using brushes, rollers, and other appropriate equipment.
  • Perform painting associated with tenant move-ins, move-outs, renovations, and space turnovers.
  • Complete touch-up painting in offices, lobbies, corridors, stairwells, restrooms, common areas, and back-of-house spaces.
  • Protect floors, furniture, equipment, fixtures, and surrounding surfaces before beginning work.
  • Properly set up and break down work areas while maintaining clean and safe conditions.
  • Match existing paint colors and finishes when performing repairs and touch-ups.
  • Assist with estimating paint, materials, and supplies required for assigned projects.
  • Maintain an organized inventory of paint, tools, equipment, and supplies.
  • Properly label and store leftover paint and materials for future use.
  • Safely use ladders, scaffolding, lifts, and other equipment when required.
  • Follow OSHA requirements, building safety procedures, and company policies.
  • Maintain clean work areas and properly dispose of painting materials and debris.
  • Coordinate work with Facilities Management, Engineering, Property Management, vendors, and other building staff.
  • Communicate project status, material needs, building conditions, and potential issues to management.
  • Respond to painting and repair work orders in a timely manner.
  • Perform other related facilities maintenance duties as assigned.
Qualifications
  • Minimum 2–3 years of professional commercial painting experience preferred.
  • Experience painting in commercial buildings, office buildings, retail spaces, industrial properties, or similar environments.
  • Strong knowledge of surface preparation and proper painting techniques.
  • Experience with drywall patching, plaster repair, sanding, caulking, and finishing.
  • Ability to use brushes, rollers, extension poles, ladders, and standard painting equipment.
  • Ability to match colors and finishes and perform clean touch-up work.
  • Knowledge of different paint types, primers, coatings, and appropriate applications.
  • Ability to read work orders and follow verbal and written instructions.
  • Strong attention to detail and commitment to quality workmanship.
  • Ability to work independently as well as part of a Facilities/Operations team.
  • Strong organizational and time-management skills.
  • Professional attitude when working around tenants, employees, visitors, and contractors.
  • Ability to communicate effectively with supervisors and coworkers.
  • Reliable attendance and punctuality are required.
Physical Requirements
  • Ability to stand, walk, bend, kneel, crouch, and reach for extended periods.
  • Ability to safely climb and work from ladders.
  • Ability to lift and carry paint, tools, equipment, and materials weighing approximately 50 pounds.
  • Ability to perform repetitive painting and surface-preparation activities.
  • Ability to work in various areas of commercial buildings, including mechanical and back-of-house spaces.
  • Ability to safely use required personal protective equipment (PPE).
Work Environment

Work will primarily be performed within an active commercial property environment. The painter may work in occupied tenant spaces, vacant spaces, offices, corridors, common areas, stairwells, mechanical spaces, loading areas, and exterior locations. Some assignments may need to be completed before or after normal business hours to minimize disruption to tenants and building operations.
