Job summary

Biltright Turf is hiring an Outside Sales Manager to own a defined region, drive high-value turf sales, and build a capable field team. You’ll manage appointments, close deals in-home, and expand the pipeline through proactive lead generation and dealer relationships.

The role combines field selling with hands-on leadership. Expect commission-driven compensation, mileage reimbursement, and ongoing support as you grow your team and region.

Wanted: Someone Who Runs a Territory Like They Own It — Then Builds a Team to Run It With
Outside Sales Manager — Biltright Turf

Let's skip the part where I tell you this is an 'exciting opportunity.' Here's what it actually is.

You get a region. Home Depot and Lowe's stores in it. Leads that come in already knowing they want turf and already knowing it isn't cheap. And a company that has spent years building the thing you get to sell. — 4.95 stars across 500-plus reviews, a 25-year warranty in writing, no-seams guaranteed, dirt to turf in under two weeks. Then you go run it. First by yourself. Then, once you've proven it, with a team you built.

You’ll get trained on our product, our pricing, our process, and our install standards. Thoroughly. After that, you come to us when you need something. We’ll be there fast. But we’re not coming to find you.

And if your numbers slip, you put the meeting on the calendar. You show up and walk us through what you’ve already changed and what it’s doing — not what you’re planning to do. We’ll help with anything you ask for. We won’t chase you for a plan.

Nobody is going to check on you.

Our average sale is $9,204. Ten appointments a week is the minimum. Twenty is the goal. Forty percent close rate is the expectation, not something to aim for. If 40% sounds like a stretch goal to you, we’re not the right fit. That bar doesn’t move when you have a team. You’ll still be selling. Managers here run appointments alongside their reps. They don’t leave the field for an office.

The money

Ten percent of contract value on everything you sell. It drops to 8% when you discount, so protect your price and keep your rate. No tiers to decode, no accelerators that never trigger.

Here’s the arithmetic on your own sales over 48 working weeks:

  • Minimum — 10 appts, 40%.
  • 4 $1,767,000 $177,000
  • Goal — 20 appts, 40%.
  • 8 $3,534,000 $353,000

Four and a half jobs a week puts you over $200k. Eight puts you north of $350k.

Then the override. Once you’re building a team, you earn 2% of contract value on every sale your reps close. That’s paid by Biltright, on top of your reps’ own commission. It doesn’t come out of their check. When a rep discounts, your override drops to 1% on that job. If your reps are giving away price, you’ll feel it too.

Here’s what that looks like if every rep on your team just hits the minimum:

  • 2 reps at minimum — 8 $3,534,000 +$71,000
  • 4 reps at minimum — 16 $7,069,000 +$141,000
  • 6 reps at minimum — 24 $10,603,000 +$212,000

That’s on top of your own commission. If you hit the minimum yourself and build four reps who hit the minimum too, you’re over $300k. Build reps who hit the goal, and those override numbers double.

This is commission only. Best news you’ll hear this week, or a dealbreaker. Either answer is fine — just know it now.

Mileage reimbursed. Fifty bucks a month for your phone. 80 hours PTO, paid holidays, healthcare, vision, dental, 401k. Flexible, and remote when you’re not standing in somebody’s backyard.

What you’d own

Your region. Not a territory somebody assigns you leads in. A region you’re accountable for.

The dealer relationship. Home Depot and Lowe's send us the majority of our volume. The reps who win here don’t sit and wait for that — they’re in the stores working table days, talking to anyone who walks past with a question about their yard, and booking their own open time on the floor. A single good table day fills a week. When leads get thin, that’s the fastest lever you have, and it’s yours to pull. If your answer to a slow week is to email your manager, this is the wrong seat.

The appointment, start to finish. Roll up. Walk the yard. Photograph it. Design it while they watch. Price it. Close it.

And no, you don’t need a tape measure or a geometry refresher. We built the technology that handles measuring — aerial imagery, parcel lines, square footage calculated for you. Your job is the conversation, not the arithmetic.

Your own numbers. Sit rate, close rate, average ticket. You’ll see them every Monday, same as we do. Once you have a team, you’ll see theirs too.

Building your team

You earn it first. Nobody hands you reps on day one. Prove the region. Hit the bar and keep hitting it. When your numbers make the case, you make it to us, and then you start building.

You recruit them. You find the people, you interview them, and you bring them to us. We make the final call on every hire, but the pipeline is yours. If you can’t find closers, you don’t get a team.

You carve up the region. Your reps self‑generate the same way you do, with table days, their own floor time and their own pipeline. Store leads get distributed by territory inside your region. You’re the one who draws those lines, so draw them so your people can win.

You make them good. Same standard we hold you to. Same Monday numbers. Your reps come to you when they need something, and you get back to them fast. When one of them slips, they put the meeting on your calendar. You’re in the field with them, too. You ride along on their appointments, watch them run the yard walk, the design and the close, and coach them in the truck on the way to the next one. Your override pays you for growing people, and the ride‑along is where that happens.

You keep selling. This is a player‑coach seat. You run your own appointments on top of the ride‑along. If you’re looking for a job where you stop selling once you have a team, this isn’t it.

You must have
  • In-home closing experience. Sitting at someone's kitchen table, looking them in the eye, asking for the order. We're not teaching you how to sell.
  • Big-ticket track record. $5k and up, in the home, one‑call close.
  • Self‑generation. You've built your own pipeline before, not just worked a lead list. If you've done dealer, retail‑partner, or big‑box programs, say so up front.
  • Territory mentality. You think about your region the way an owner thinks about a store.
  • The obvious stuff. Valid license. Insured vehicle that starts. Tablet competence without calling your kid.
  • Management experience. You've led a sales team before, recruiting, training, running ride‑along and holding people to a number. Tell us how many reps you had and what happened to their numbers while you ran them.
  • Character. This industry has a reputation. We built this company being the opposite of it. Clients first, commission second — and yes, we can tell the difference in about ten minutes.

Bonus: the team you managed sold in the home. Landscape, hardscape, lighting, etc.

Don't bother if
  • You need a manager to keep you moving.
  • You want us to teach you how to sell.
  • “Self‑generate” sounds like something that should be somebody’s job.
  • You've only ever worked leads somebody handed you.
  • Ten appointments a week sounds like a lot.
  • Discounting is your closing tool.
  • You want the title so you can stop selling.
  • You’d rather get handed a team than build one.
  • Commission‑only is a dealbreaker. Say so now, no hard feelings.

Biltright was built on doing it right in an industry famous for not. Biggest commercial job, smallest residential yard, same standard.
