Pacific Retail Capital Partners (PRCP) seeks a meticulous Operations Manager to oversee the day-to-day performance, maintenance, and financial operations of a premier regional shopping center in West Covina, CA.

You will lead maintenance teams, manage contractors, and drive capital projects while optimizing expenses and strengthening tenant, vendor, and ownership relationships.

Responsibilities

• Oversee property operations to protect, maintain, and improve the owner’s asset with compliance.
• Manage maintenance, repairs, preventative programs, safety practices, and local codes.
• Lead maintenance teams with supervision, training, and performance oversight.
• Manage contracted services, scopes of work, bids, and performance monitoring.
• Develop multi-year capital plans and ensure timely, cost-effective execution.
• Oversee tenant construction with representatives, contractors, and tenants.
• Monitor safety, insurance claims, incidents; identify trends and take preventative actions.
• Prepare operating expenses, budgets, forecast support, and ownership reporting.
• Ensure security, landscaping, janitorial services meet standards.

Responsibilities:

• Oversee property operations to protect, maintain, and improve the owner’s asset while ensuring compliance with management agreements, leases, REAs, loan documents, and applicable regulations.
• Manage maintenance, repairs, preventative maintenance programs, safety practices, and compliance with local codes and regulations.
• Lead and schedule maintenance teams, providing effective communication, supervision, training, and performance oversight.
• Manage contracted services, including developing scopes of work, soliciting bids, monitoring performance, and ensuring contractual standards are met.
• Develop and manage multi-year capital plans, plans of action, and capital projects while ensuring timely and cost-effective completion.
• Oversee tenant construction projects in coordination with tenant representatives, contractors, and tenants.
• Monitor public safety reports, insurance claims, and incidents to identify trends, ensure follow-up, and implement preventative measures.
• Purchase building and maintenance supplies, machinery, and equipment as needed.
• Prepare and manage operating expenses and budgets, assist with forecasting, and support monthly and quarterly ownership reporting.
• Monitor in-house and contracted services, including security, landscaping, and janitorial services, to ensure performance meets established standards.
• Utilize Microsoft Excel, Word, and PowerPoint to support property operations and reporting.
• Perform additional duties as needed to successfully operate the regional shopping center.
