A Florida Multi-Family Housing Management Company is seeking a Maintenance Supervisor for Luxury Life-Style Apartment Living in (South) Tampa, Florida.

The Maintenance Supervisor will actively execute service requests and oversee a staff of maintenance technicians and housekeepers with the goal of maintaining the quality of residential living. Besides having the skill set to execute repairs with quality and efficiency, the additional skills required are as follows:

1. Supervision & Leadership
  1. Lead, train, and supervise maintenance technicians and housekeeping team.
  2. Assign daily tasks and manage work orders through a maintenance system, Rent Manager.
  3. Provide coaching or corrective action when needed.
  4. Coordinate schedules and on-call rotations after 90 days.
2. Maintenance Operations
  1. Perform and supervise repairs related to:
    1. HVAC systems, including mini splits and window units
    2. Plumbing
    3. Electrical
    4. Carpentry and drywall
    5. Appliances
    6. Community Grounds
  2. Ensure timely response to emergency and routine maintenance requests.
  3. Inspect units before move-in/move-out and schedule necessary repairs or renovations.
3. Preventive Maintenance
  1. Develop and execute a preventive maintenance schedule for all building systems (e.g., HVAC servicing, fire systems, property inspections).
  2. Maintain service logs and documentation of appliances, floors, roof, and window replacements.
4. Vendor Management
  1. Source and manage third-party contractors for specialized repairs (e.g., roofing, pest control, plumbing, and HVAC if needed).
  2. Review invoices and ensure work is completed satisfactorily before invoicing management.
5. Inventory & Budget Control
  1. Track maintenance supplies and equipment.
  2. Order parts and materials as needed while staying within budget.
  3. Maintain records of expenses and work completed.
6. Safety & Compliance
  1. Ensure compliance with local, state, and federal building codes and safety regulations (e.g., OSHA).
  2. Train staff on safety procedures and proper equipment use.
  3. Conduct regular safety inspections and correct hazards promptly.
7. Communication & Reporting
  1. Communicate regularly with property management on maintenance issues, capital improvements, and concerns.
  2. Hold daily maintenance meetings.
  3. Provide maintenance reports and contribute to planning for long-term facility upgrades.
8. Relations
  1. Address concerns and complaints professionally.
  2. Ensure work is completed with minimal disruption.
  3. Be on call at least once a month based on staff availability.

A quarterly bonus based on performance is offered.
