Job description

The CMMS Operations Lead owns the implementation, optimization, and ongoing support of the maintenance management system supporting manufacturing and facility operations. This role partners across Maintenance, Facilities, Reliability, Manufacturing, and IT to drive asset reliability, improve uptime, and enable data-driven maintenance operations.

Key Responsibilities

• Lead CMMS implementation & go-live (configuration, asset setup, workflows, UAT, deployment)
• Oversee maintenance processes within the system (work orders, PM programs, asset tracking)
• Build and maintain asset hierarchies, equipment records, and lifecycle data
• Manage preventive & predictive maintenance programs
• Drive work order management (creation, prioritization, labor/material tracking, closure)
• Develop and track maintenance KPIs (PM compliance, MTBF, MTTR, downtime, backlog)
• Partner with ERP/Warehouse teams on spare parts & inventory integration
• Ensure system adoption through training, troubleshooting, and process standardization
• Support systems integration (CMMS with ERP, MES, Power BI, IoT tools)
• Lead continuous improvement & issue resolution for CMMS performance
• Support ramp-up phases and scale system for long‑term reliability programs

Required Qualifications

• 5–8+ years in CMMS, maintenance systems, or asset management
• Experience in manufacturing, data centers, industrial, or critical facilities
• Strong knowledge of:
• Maintenance operations & workflows
• Asset management & reliability principles
• Preventive maintenance & work order systems
• Experience with CMMS implementation or administration

Preferred

• Experience with: Maximo, SAP PM, Infor EAM, Fiix, Limble, UpKeep
• Background in data centers, semiconductor, advanced manufacturing
• Skills in Power BI, ERP integration, maintenance analytics
