Job summary

Jones Lang LaSalle Incorporated (JLL) is hiring an Operating Engineer for an on-site role in San Francisco, CA. The position supports operation, inspection and maintenance of mechanical, HVAC, electrical and plumbing systems in a Class A office building.

Typical duties include preventive maintenance, work order management, on-call support, and safety/compliance activities. On-site presence is required and visa sponsorship is not provided.

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education or union training is desirable.
• EPA Universal CFC certification or plan to obtain within first year.

Responsibilities

• Maintain and repair building systems including HVAC, electrical, plumbing and related equipment.
• Operate and update CMMS work orders and respond to tenant service requests.
• Perform preventive maintenance and inspections.
• Assist on‑call or emergency response as needed.
• Ensure safety procedures are followed and participate in training.

Operating Engineer

What this job involves: Develop your engineering career at JLL! The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. You will work as part of an engineering team of 2 at a 237,000 square foot Class A office building in Baltimore.

Schedule: 7am-3pm Monday through Friday + rotating on-call (1 week on call every 4 weeks)

What your day-to-day will look like:

• painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned
• On-site presence required

Required Qualifications:

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs
• Comfort using ladders up to 30 feet tall
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills

Estimated compensation for this position: 75.00 – 78.00 USD per year This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
