Job summary

Jones Lang LaSalle Incorporated is hiring an Operating Engineer for on-site maintenance in Waltham, MA. The role requires hands-on skills across HVAC, plumbing, electrical, carpentry and general maintenance. You will manage work orders in CMMS and participate in training, while supporting on-call emergencies and safety compliance.

Expected compensation is $66,000–$85,000 USD per year, with a standard benefits package. On-site presence is required at the Waltham location daily.

Qualifications

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet tall.
• Strong customer service skills.
• On-site presence required.

Responsibilities

• Perform painting, pressure washing, lighting maintenance, plumbing, HVAC, water treatment, locksmith work, and general maintenance tasks.
• Maintain CMMS/work order system daily and complete tenant service requests.
• Perform preventive maintenance and inspections.
• Support on-call or emergency response situations as needed.
• Troubleshoot electrical, DDC, and pneumatic building systems.
• Follow safety procedures and participate in training programs.

Operating Engineer

What this job involves:

Schedule: 6am-3pm Monday through Friday + rotating on-call (1 week on call every 4 weeks)

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)

• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills

Expected compensation for this position: 66,000.00 – 85,000.00 USD per year. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
