Job summary

JLL is seeking an Operating Engineer in Minneapolis, MN, responsible for operating and maintaining facility equipment, with a strong focus on HVAC, plumbing, and electrical systems. The ideal candidate will have three years of experience in building repair and maintenance.

Job description

Description

The Operating Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, and be multi-skilled in other craft areas to successfully complete daily/weekly work assignments.


Primary Responsibilities


  • Direct and oversee vendors, and monitor performance of their assigned responsibilities.

  • Perform and/or direct the performance of all maintenance service requests, ensuring that work performed in these areas is accomplished efficiently, with minimal disruption and inconvenience.

  • Maintain positive tenant relations and participate in building events.

  • Evaluate vendors and suppliers regularly for quality and competitive pricing.

  • Review all service request summaries to identify and correct operational problems.

  • General interior maintenance – Minor plumbing, electrical and general building labor.

  • Maintain preventative maintenance schedules for all applicable building systems, conduct building inspections through utilization of web based CRE software, and report on observed conditions.

  • Work with property team to develop repair budget by providing input and obtaining necessary proposals.

  • Complete special tasks that include but are not limited to painting, locksmith work, door repairs, tenant services requests, moving of equipment, furniture, machinery, and other general maintenance as assigned.

  • Respond effectively and efficiently to all emergencies.

  • Recognize danger and safety hazards and propose methods to eliminate them.

  • Maintain a clean and safe work environment compliant with all applicable rules, ordinances, and laws.

  • Comply with all policies for the safe storage, usage, and disposal of hazardous materials.

  • Participate in ongoing technical, safety, operational training, and compliance programs.

  • Document work performance and materials procurement as directed, using applicable systems and suppliers.

  • Maintain ongoing inventory of all tools and instruments.

  • Verify accuracy of deliveries for material count, accuracy, and description.

  • Use JLL systems and software to maintain records, service notes and store building information.

  • Other assigned operational tasks as may be typically expected of the Building Engineer role.


System Maintenance and Responsibilities


  • Maintain lighting system bulbs and ballasts.

  • Oversight of all mechanical, plumbing, structural, fire and life safety and control systems for the facility to ensure proper compliance with all codes, ordinances and laws.

  • Utilize the building automation system to monitor the HVAC system and perform or facilitate needed maintenance and repairs.

  • Perform scheduled maintenance of HVAC equipment including cleaning, inspecting, calibrating, and changing components or parts to maintain the HVAC systems and associated equipment at optimum performance levels.

  • Record readings and make adjustments where necessary to ensure proper operation of equipment.


Knowledge, Skills & Abilities


  • Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.

  • Must be available for call-in work and perform other duties as required.


Qualifications


  • Successful candidate must be results oriented and self-motivated who can work independently or on a team.

  • Candidate must possess and maintain a valid state driver’s license.

  • Completion of an applicable technical training program is desirable, have a minimum of three (3) years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.

  • Comprehensive knowledge of boiler systems, chillers, roof top, and ceiling mounted units.

  • Possess, or willing to obtain boilers license (reimbursable expense).

  • Must have ability to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and written.

  • Candidate must possess and provide own basic hand tools required to perform assigned work scope. Specialty tools may be provided.

  • High school diploma or GED equivalent.

  • Basic knowledge of Microsoft windows.

  • Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.


Estimated Total Compensation for this Position

75,000.00 – 85,000.00 USD per year
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
