Job summary

Jones Lang LaSalle Incorporated (JLL) seeks an Operating Engineer for our Anaheim, CA site to maintain all building systems and ensure continuous operation. You will monitor HVAC, electrical, and mechanical equipment, perform repairs, and coordinate with contractors to uphold safety and efficiency.

Strong English communication and basic math skills are required. This role involves shift work in a 24/7 environment, climbing and lifting tasks, and documenting readings and maintenance in logs.

Qualifications

• Stand in a 24/7 environment and be able to handle shift work.
• Provide weekend support and off-hours support during emergencies.
• Ability to read and write effectively in English and perform basic mathematics.
• Lift and/or move up to 50 pounds.
• Walk, squat, kneel and stand for long periods.
• Use computer applications including Word, Excel, and Outlook for email communications.

Responsibilities

• Maintain, monitor, and perform preventive maintenance and continuous operation of building systems (fire/life safety, mechanical, electrical).
• Record readings and adjust equipment to ensure proper operation; install, repair and maintain plumbing, piping, motors and controls.
• Oversee contractors and keep engineering logs and data sheets.

JLL - Operating Engineer Job Description:

At the direction of the supervisor, maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear, battery systems), emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. Install and repair plumbing/piping/tubing; wire single and three-phase motors (single & two speed); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems, and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Install, repair, and maintain electrical controls, switching, and motor controls. Operate and maintain critical equipment including UPS systems, generators, chillers, and critical air conditioning units. Monitor operation, repair, and maintain refrigeration, central plant, and air conditioning equipment; boilers, heating, ventilating, and hot water equipment; pumps, valves, piping, and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe workplace. Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the building. Responsible for keeping records of building rounds and readings, all engineering logs, and engineering data sheets. Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures The successful candidate must be self-motivated and can work independently or on a team.

MINIMUM REQUIREMENTS

• Must be able to stand variable shifts in a 24/7 environment
• Provide weekend support and off-hours support on weekdays during emergency conditions
• Ability to read and write effectively in English and to perform basic mathematics
• The employee must be able to lift and/or move up to 50 pounds
• The employee must be able to walk, squat, kneel, and stand for very long periods
• The employee must be able to use and climb ladders and stairs during an entire shift
• Working knowledge of computer applications including Word, Excel, and Outlook for email communications
• High School Diploma or GED equivalent
• California Driver's License
• Proven record of excellent internal and external customer service

Estimated compensation for this position: 1.00 – 46.26 USD per year. This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
