Responsibilities for this position include:
Preconstruction:
- Responsible for overseeing commercial and industrial construction projects
- Thoroughly understand plans and specifications of assigned projects
- Assist as needed/requested in the subcontractor procurement process
- Review/write subcontractor scopes of work
- Create project logistics plans
- Create preliminary construction schedule
- Understand owner contract
- Understand the Master Subcontractor Agreement (MSA)
- Understand project scopes of work
- Manage subcontractor scopes of work
- Lead or participate in subcontractor scope review meetings
Commercial and Industrial Construction Management:
- Oversee and coordinate all the activities of a construction site according to project schedule, blueprints, and other contract documents
- Prepare, review and track RFI's
- Track and/or procure all project permits
- Conduct on-site and virtual meetings with subcontractors, vendors, and office personnel
- Manage and prepare meeting agendas and minutes for assigned projects
- Lead or participate in OAC and subcontractor meetings
- Ensure project quality standards are met
- Hold subcontractors and vendors accountable for contracted scope of work
- Coordinate scope changes, drawing updates and other documents with the entire team
- Proactively measure and look ahead to plan for next steps and tasks
- Adapt to new construction methods, tools, processes and procedures
- Ability to overcome changes and integrate changes into new processes
- Inventory, inspect, and approve all building materials before installation
- Report all daily jobsite activities within Procore in an active and timely manner
- Process owner and subcontractor change orders with appropriate approvals
- Inspect, record, and report all work in place at time of installation for accuracy, compliance, and quality
- Create and disseminate punch lists daily with the goal of a zero punch list job at closeout
Scheduling:
- Responsible for building and updating all project schedules daily
- Must be Proficient in Microsoft Project or other scheduling software
- Implement lean standards and building practices for each project, including weekly work plans, project look ahead schedules, and plan scheduling meetings
- Notify all stakeholders of potential schedule changes immediately upon discovery
Closeout:
- Thoroughly understand and manage each assigned project's closeout process
- Assemble and prepare final closeout documents for client
- Produce all as-built drawings for projects
- Ensure all punch list items are executed prior to closeout
- Ensure that all Certificates of Occupancy are obtained timely
- Ensure all commissioning, testing, and compliance requirements are completed accurately and timely
- Set up and lead project debrief meetings
Financials:
- Responsible and accountable for all costs on project
- Manage monthly projections with the Senior Project Management and Project Accounting Team
- Review and approve subcontractor and supplier invoices
- Prepare and develop cost-loaded schedules
- Quantify and prepare owner billings for project
Safety:
- Conduct weekly task specific Toolbox Talks with subcontractors
- Perform daily quality control and safety checks
- Maintain a neat, orderly, and safe jobsite
- Record and report all safety incidents
- Actively participate in accident/incident investigations with the Quality Control Specialist and the Human Resources department
Team Development:
- Influence, understand, and champion company, departmental, and individual staff goals
- Supervise, oversee, and accept accountability for the daily workflow of the project
Minimum Requirements:
- Bachelor’s degree with a concentration in Construction Management, Construction Engineering, or related field: OR at least 10 years of applicable experience working for a commercial/industrial general contractor or construction manager.
- A minimum of 5 years combined experience as a project manager and site supervisor, preferably with commercial construction experience.
- Familiar with Procore or other construction software.
- Familiar with contract scope of work for all trades.
- Ability to read, comprehend, and explain to others the details within blueprints.
- Excellent oral and written communication skills.
- High level attention to detail with a focus on organization, cleanliness, and safety.
- Must be excited to travel!
- Punctual: On time, all the time.
- OSHA 30 certified or the ability to obtain within 30 days of hire.
