Job summary

RealManage, LLC is seeking an Onsite Grounds Keeper / Porter to maintain common areas in our community associations. You will perform routine cleaning, landscaping tasks, minor repairs, irrigation, painting, and report maintenance issues to the supervisor.

This on-site role requires reliability, teamwork, and physical work across multiple community sites. You will work with the maintenance team to uphold high standards of cleanliness and safety in common areas.

Qualifications

• Experience in property maintenance or facilities is a plus.
• Ability to follow directions and work with a team.

Responsibilities

• Keep the common areas around buildings, walkways, parking lots, and exterior perimeters impeccable at all times.
• Remove litter, garbage, and debris and maintain landscaped areas.
• Perform minor repairs, cleaning, painting, weed removal, watering, and irrigation work as needed.
• Assist with pressure cleaning of entrances, walkways, and other surfaces.
• Report maintenance issues to the Maintenance supervisor or Property Manager.
• Complete weekly maintenance reports as required.
• Ensure safety and visibility of traffic signs and trip hazards in common areas.

Position

The Onsite Grounds Keeper / Porter position entitles a variety of responsibilities on different areas of assigned Association. The Groundskeeper requirements are to ensure that the Community is well-maintained and clean. To work as a member of the maintenance department in achieving the high maintenance standards established for the common areas of the Association.

Onsite Ground Keeper / Porter will participate in routine trash removal, cleaning, painting, minor repairs, planted areas weed removal, watering, planting, irrigation repairs, walkways and common areas maintenance. As well as all other duties that may be required from time to time by their immediate Supervisor, Manager or BOD.

RESPONSIBILITIES AND BASIC DUTIES INCLUDED BUT NOT LIMITED TO THE FOLLOWING:

• Responsible for keeping the common areas around the buildings, walkway, parking lot areas, roadways, areas around the pool, medians, around the exterior perimeter of the community and any other common areas impeccable always.


• Remove litter, garbage, and debris.


• Remove landscaping debris from all common areas.


• Remove graffiti from stop signs and other signs as well from electrical and cable boxes. Report damaged and missing signs.


• Remove debris from around, in between and under all common area’s hedges.


• Blow with blower all sidewalks and streets as needed.


• Pressure cleaning of all entrances and walkways.


• Painting of all common area curbing’s, planters, bulletin boards, fences, walls, monuments signs, fire hydrants, street signs posts, light posts, street strips and speed bumps.


• Must work to ensure all inventory items are in good working condition.


• Must ensure securing and emptying of trash dumpster and area around dumpster.


• Must work cooperatively with other staff members.


• Will follow the staff attire guidelines detailed in the manual.


• Complete all work-orders assigned by Management and or BOD.


• Turn in a weekly maintenance report to Maintenance supervisor.


• Report any maintenance issues to the Maintenance supervisor and or Property Manager.


• Report any dead trees on common areas to the Maintenance supervisor and or Property Manager.


• Ensure that all traffic signs are visible and clear of hanging branches.


• Ensure that there are no trip hazards through the roadways, walkways, and all common areas, and Buildings stairs.


• Report all maintenance emergencies and accidents immediately to the Maintenance supervisor and or Property Manager.


• All maintenance emergency repairs must be completed before going to lunch or going home at the end of the workday. Your time will be adjusted.
