Job summary

Morgan Properties in Baltimore, MD seeks a Maintenance Technician to keep residential communities safe, functional, and appealing. This full-time, on-site role involves repairing building systems, interiors, and common areas, and supporting move-ins and routine upkeep.

You will execute preventive maintenance on HVAC, plumbing, electrical, and mechanical systems; read and follow work orders; and coordinate with property teams. A valid driver’s license and strong customer service are valued.

Qualifications

• Strong equipment maintenance skills for building systems and tools.
• Troubleshooting abilities to diagnose mechanical, electrical, and plumbing issues.
• Preventive maintenance experience, including scheduling inspections.
• Maintenance and repair skills for residential property systems, fixtures, and components.
• Industrial maintenance experience with large multifamily systems.
• HVAC, electrical, and plumbing basics are a plus.
• Ability to read and follow work orders and strong time management.
• Excellent communication and customer service when interacting with residents and teams.
• Ability to lift moderate loads, climb ladders, and stand/bend/reach for extended periods.
• High school diploma or equivalent; trade certifications (e.g., HVAC, electrical, plumbing) preferred.

Responsibilities

• Perform routine and emergency repairs to building systems and interiors.
• Conduct preventive maintenance on HVAC, plumbing, electrical, and mechanical systems.
• Inspect common areas and exterior spaces for safety and appearance issues.
• Complete work orders in a timely and professional manner.
• Collaborate with property management and service teams; support unit turns.
• Participate in on-call rotation for after-hours maintenance requests.
