Job summary

The Michaels Organization is seeking a Maintenance Superintendent to oversee maintenance across one or more residential sites. In this role you will lead maintenance projects, coordinate contractor activities and ensure compliance with safety policies and codes.

You will inspect units, schedule work orders, manage stock, and train technicians while collaborating with the Community Manager to schedule inspections and handle move-ins/move-outs.

Qualifications

• 3+ years of full-time maintenance experience or related field.
• Residential property maintenance experience preferred.
• Carpentry, light plumbing, light electrical work, painting, refurbishing and cleaning responsibilities.
• Willingness to assist with janitorial, custodial, gardening and painting tasks.
• Boiler license when required by property facilities.
• Familiarity with OSHA standards and contract work hours.

Responsibilities

• Inspect units, buildings and common areas; perform repairs and janitorial assistance.
• Schedule and prioritize work orders; maintain maintenance schedule.
• Coordinate maintenance contractor activities and negotiate contracts when needed.
• Manage stock and train maintenance technicians and coworkers.
• Keep records of preventive maintenance, work orders, inspections, inventories and contracts.
• Assist in annual apartment inspections and move-in/move-out inspections.
