Job summary

NewMark Merrill Companies, Inc. seeks a Property Manager to lead day-to-day operations across our California shopping centers. You will maintain property standards, manage expenses, and ensure a high-quality tenant and guest experience through hands-on on-site leadership.

You will partner with Regional Property Managers and cross-functional teams to support leasing, tenant performance, and community engagement, while enforcing compliance and coordinating capital projects.

Qualifications

• Bachelor’s degree or equivalent experience.
• 5+ years in retail property management.
• Strong financial acumen, including budgeting and cost control.
• Experience overseeing capital projects from planning through execution.
• Ability to make sound, timely decisions and exercise good judgment.
• Strong interpersonal skills with tenants, vendors, and internal partners.
• Proven ability to collaborate cross-functionally and support broader property objectives.
• Highly organized with strong time management and ability to manage multiple priorities.

Responsibilities

• Oversee day-to-day property operations, ensuring properties meet company standards for condition, performance, and tenant experience.
• Maintain a strong on-site presence, walk properties regularly to identify opportunities and address issues proactively.
• Develop and manage operating and capital budgets, monitor performance and address variances.
• Participate in capital planning and oversee execution of approved projects.
• Build and maintain relationships with tenants, vendors, and community stakeholders to support performance.
• Support leasing efforts by providing insights on tenant performance and center dynamics.
• Evaluate service needs, oversee vendor contracts, and manage third-party service providers for quality and cost control.
• Partner cross-functionally with accounting, marketing, leasing, and other teams to support property initiatives and portfolio performance.
