Qualifications

• High school diploma, GED or equivalent.
• HVAC certification or equivalent skill.
• Minimum 4 years related maintenance experience.
• Minimum 1 year industry experience in property maintenance.
• Experience managing teams preferred; drug test and background check required.

Responsibilities

• Directs maintenance of grounds and common areas with focus on quality.
• Ensures market-ready vacancies within timelines.
• Communicates with Leasing Team to align turnover schedules.
• Provides excellent customer service to residents, prospects, and vendors.
• Participates in On Call Emergency Rotation.
• Leads asset preservation via curb appeal audits and risk walks.
• Prepares incident reports as needed.
• Assists in annual property budget preparation.
• Maintains maintenance and capital purchase records (Entrata).
• Coaches and develops maintenance staff; adheres to Fair Housing laws.
• Completes tasks as directed by the Community Manager.
