Job summary

The Building People seeks an experienced Project Manager to lead facility operations and maintenance at a federal government installation in Denver. You will supervise on-site engineering and facilities personnel, ensuring reliable operations, cost control, and high service standards.

You will oversee a broad range of building systems and manage preventive maintenance programs. Ideal candidates will have 5+ years in O&M for complex facilities, familiarity with CMMS and BAS, and strong budgeting

Qualifications

  • Requires 5+ years managing O&M for complex facilities (lab or hospital-grade preferred).
  • Experience supporting commissioning (Cx) activities for large facilities.
  • Ability to develop Preventive Maintenance programs from scratch for new facilities.

Responsibilities

  • Oversee building systems: HVAC, electrical, plumbing, elevators, fire alarm and security.
  • Lead preventive maintenance programs and cost-control efforts.
  • Prepare weekly/monthly reports and manage staff timecards.
  • Coordinate training for engineering staff and supervise recruitment.
  • Ensure OSHA compliance and safety guidelines across the site.

Job Description/Duties The Building People is seeking an experienced Project Manager to lead facility operations and maintenance services at a federal government installation. The Project Manager is responsible for the management, supervision, and professional development of all on-site engineering and facilities personnel. The PM is responsible for ensuring proper operations, maintenance, service, and repair of all equipment while supporting the goals of facility reliability, cost control, and service excellence. He/she is also responsible for overseeing and participating in the Preventative Maintenance program ensuring that all equipment is maintained to The Building People standards. The PM will manage the facility as directed by company leadership and in accordance with all contract requirements.
  • The PM functions as the professional-in-charge of the specific buildings under management.
  • Manage and oversee all building systems, including HVAC, plumbing, electrical, elevators, fire alarm and suppression, physical security and access control, fume hoods (including perchloric acid and hydrofluoric acid exhaust systems), clean rooms, laboratory systems (compressed gases, process chilled water), dust collector systems, walk-in refrigerator/freezer spaces, energy recovery systems, and emergency generators. Must remain current with latest HVAC technology trends.
  • Conduct regular inspections of building systems and equipment; identify and resolve issues.
  • Recommend and implement preventive maintenance programs on an ongoing basis.
  • Provide weekly and monthly reports as required.
  • Daily checks with staff, approves timecard, vacations, and overtime.
  • Screen, hire, supervise, and coordinate training activities for engineering staff.
  • Assist with reducing operating expenses while maintaining and enhancing the quality of the services provided.
  • Assist in generating and executing budgets.
  • Assist with generating scopes of work for RFPs.
  • Ensure safety guidelines are followed and OSHA compliance.
  • Monitor and optimize energy efficiency using Building Automation Systems (BAS).
  • Conduct regular inspections; proactively identify and resolve issues before they impact operations.
  • Manage vendor contracts and develop scopes of work. Required Experience:
  • 5+ years (within the past 7 years) managing O&M for complex, modern facilities. Research laboratory or hospital-grade experience strongly preferred.
  • Demonstrated experience supporting or leading commissioning (Cx) activities for new, large-scale facilities. Including witnessing functional performance tests, coordinating with commissioning agents and construction teams, and ensuring all systems are verified and operational before occupancy.
  • Proven ability to build a Preventive Maintenance program from the ground up for a new facility. Including developing equipment inventories, establishing maintenance frequencies, creating task-level PM procedures, and implementing schedules in a CMMS before Day 1 of operations.
  • Proficiency with Computerized Maintenance Management Systems (CMMS).
  • Familiarity with Building Automation Systems (BAS) for energy monitoring and control.
  • Financial acumen: budget development, variance analysis, and management reporting.
  • Strong communication skills and ability to build relationships with a federal client.
  • Proficiency in Microsoft Outlook, Excel, and Word.
  • Local Colorado/Denver presence.
  • Hands-on experience with specialized lab systems such as fume hoods, clean rooms, compressed gas, or emergency power generation.
  • Experience with shared campus or multi-tenant utility infrastructure. Education
  • A degree in Facilities Management, Mechanical or Electrical Engineering, Industrial Maintenance, or a related field is preferred. Trade and management experience is also accepted in lieu of a degree.
  • Salary offered will be commensurate with the candidate's experience, qualifications, and certifications.
