Job summary

Colliers Project Leaders is seeking an Owner's Construction Representative to join our Beverly, MA team on-site for municipal projects, including renovations of historic buildings and minor additions.

You will oversee construction phase services, coordinate schedules, manage documents, and supervise field activities while ensuring compliance with codes and safety requirements. Strong communication and scheduling skills are essential for success.

Qualifications

• Bachelor’s degree preferred.
• 5+ years of construction experience, preferably public or municipal projects.
• OSHA-10 certification required.
• Valid driver’s license required.
• Experience with renovation work and new building construction preferred.
• Strong verbal and written communication skills.
• Strong understanding of construction sequencing and scheduling.
• Solid organizational skills.
• Proficient in reviewing and monitoring contractor provided baseline schedule, including monthly updates.
• Requires strong technical experience such as envelope, MEP, and/or FF&E.
• Very good computer skills including Microsoft Office Suite and Internet research.
• Ability to read, write and understand English for written communications.

Responsibilities

• Monitor construction schedule and ensure timely completion with daily field presence.
• Manage documents, field reports, photos, drawings, meeting minutes and schedule tracking.
• Issue notices of contract noncompliance to the project team.
• Coordinate FF&E, IT & Move management.
• Coordinate testing agencies and Cx agents.
• Monitor RFI and submittal process.
• Review contingency draw requests and change orders for scope accuracy.
• Maintain contingency and change logs and review payrolls.
• Coordinate design team reviews of contractor payments and applications.
• Schedule site visits for design reviews of ongoing work.
• Provide daily updates on potential financial concerns.
• Track on-site work to ensure on-time completion and material usage.
• Coordinate on-site logistics with clients, contractors, and vendors.
• Assist with owner/design team punchlists and closeout duties.
• Attend project meetings and owner consultant meetings.
