Job summary

Brown Builders Inc. seeks an experienced Superintendent to oversee all field operations on multifamily/commercial projects, ensuring safety, schedule fidelity, and quality. You will lead trade coordination, manage subcontractors and vendors, and drive site logistics, QA/QC, and documentation across complex builds.

You will mentor junior staff, coordinate with project management, and participate in preconstruction, risk assessment, and change‑order pricing. Travel to job sites is common as needed.

Qualifications

  • Bachelor's degree in construction management, engineering, or related field, with equivalent relevant experience considered; or a high school diploma/GED path with 7+ years of construction supervision experience
  • 10–15 years on $10–$100 million commercial/industrial projects, or multiple projects in a lead superintendent role; 12+ years of construction experience with 10+ years of field supervision for mega‑project general superintendents; 5–10 years of construction management and field supervision on ground‑up multifamily, minimum 5 years in residential/mixed‑use building construction plus 3 years direct supervisory experience for multifamily/student‑housing superintendents
  • Proven success leading ground‑up commercial and/or multifamily projects and ability to oversee multiple buildings simultaneously on fast‑paced projects
  • Certifications: OSHA 30‑hour certification; STS‑C certification and First Aid, CPR, AED, and Stop the Bleed training
  • License: Valid and unrestricted driver's license
  • Construction‑document and drawing literacy; ability to read and interpret blueprints, shop drawings, plans, specifications, and financial reports; knowledge of all phases of construction, methods, materials, scheduling, and cost control
  • Software proficiency: Microsoft Office and industry‑standard construction software; Procore, Bluebeam, and document control systems; scheduling and project management software

Responsibilities

  • Lead and supervise all daily field operations; direct day‑to‑day coordination of trade contractors and their subcontractors to ensure high‑quality work that meets the approved project schedule
  • Manage, coordinate, and evaluate subcontractors, vendors, suppliers, and field staff, and ensure adequate manpower is available for each task
  • Help create, manage, and update the project schedule including 6‑8 week look‑aheads and milestone tracking, implement contingency plans, and communicate schedule status and changes to the project team and trade contractors
  • Coordinate sequencing across civil, structural, MEP, envelope, and interior finish trades; ensure material deliveries, inspections, and manpower align with the schedule; identify long‑lead items and critical‑path activities
  • Act as the primary safety representative in the field, enforce safety compliance with all trades, lead daily safety huddles/stretch‑and‑flex and pre‑task plans, and drive an injury‑free safety culture in compliance with OSHA and company standards; investigate safety incidents and retrain staff as needed
  • Implement and manage the QA/QC program: mockups, testing, inspections, deficiency tracking, punch list generation and closeout, and establish/enforce jobsite quality‑control programs so work complies with plans, specifications, manufacturer requirements, and building codes
  • Coordinate with the project manager to mitigate unnecessary cost impacts to the project budget for general conditions and site services; track and monitor project budget and costs; administer T&M tracking and timecard approval for accurate hours
  • Maintain accurate field documentation: daily logs on Procore, current drawing set and concurrent as‑builts inspection logs, QA/QC, RFIs, submittals, change orders, photos, manpower counts, punch lists, and other documents relevant to proper closeout procedures
  • Plan, coordinate, and manage jobsite logistics, hoisting, and temporary construction services; maintain clean, organized, efficient jobsites and field offices
  • Coordinate and obtain permits and inspections, and coordinate/direct/schedule all tests, inspections, and punch list activities, confirming required corrections are made
  • Lead contractor, trade, daily standup, weekly trade, preconstruction, and progress meetings
  • Identify risks, delays, and field conditions requiring design changes; implement corrective action plans; provide field verification and documentation to support accurate change‑order pricing and negotiation
  • Communicate conflicts or plan revisions to the project team — superiors, architect, engineer, consultants, owner — for mutual resolution, and resolve conflicts related to sequencing, manpower, overlapping trades, or unforeseen conditions
  • Assist in preconstruction/development and planning: write scopes of work, participate in buyout meetings with subcontractors and vendors, and provide constructability input to support PM negotiations
  • Supervise, mentor, train, and develop Assistant Superintendents, Superintendents, and Field Engineers; manage workload and performance of direct reports and build field leadership culture
  • Represent the company professionally with owners, inspectors, architects, engineers, city officials, unions, and other project partners, establishing credibility and a fair, trustworthy environment
  • Support project turnover, closeout, and owner handover, including pre‑punch supervision and coordination with owner, architect, and governing authorities
  • Be flexible to be on site during weekend operations when critical‑path activities or inspections require
