Job summary

The Maintenance Technician at Essex Property Trust is responsible for performing general maintenance across one or more properties, including unit turns, repairs, and upkeep of common areas to ensure a quality living environment for residents.

You will handle routine HVAC, plumbing, electrical work, respond to resident requests in a timely manner, and participate in on-call rotations. A high school diploma or GED is required, with HVAC license preferred.

Qualifications

• High school diploma or GED required.
• HVAC knowledge and electrical/plumbing repair skills.
• Ability to read, write, and speak English.
• Experience in property management preferred.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical systems, and appliances.
• Prepare vacant units for new residents, including painting, cleaning, and repairs.
• Conduct regular property inspections and implement a preventive maintenance schedule.
• Respond to emergency maintenance requests and on-call duties as needed.
• Ensure work complies with safety regulations and report hazards.
• Maintain tools, materials, and organize the maintenance shop.
• Complete work orders and document activities in SightPlan or tracker.
• Fulfill other duties as assigned.
