Responsibilities include on-call maintenance, repairs, preventative tasks, inventory control, and coordinating with vendors. Candidates must be mobile, physically fit, and able to lift heavy items; valid license and insurance required.

Qualifications

• Must have reliable vehicle to transport tools and equipment.
• Must provide proof of liability insurance.
• Bondable and valid driver’s license.
• Extensive mobility and good physical condition.
• Ability to lift 100 lbs for appliance installation/removal.
• Ability to operate required hand tools for repairs.
• Ability to walk, stand, sit, kneel, squat, bend, stoop, push, pull, twist, climb stairs/ladders, grasp and reach.
• Ability to drive to and from job sites.
• Tolerance to extremes of hot and cold weather.

Responsibilities

• Maintain the property's physical condition and appearance; manage maintenance programs; be on call 24 hours.
• Diagnose and perform routine maintenance/repairs promptly.
• Promote positive relations with residents and staff; uphold LIVE IT culture.
• Pre-inspect vacated units and complete make-ready checklists; inform managers of needs.
• Complete or oversee special projects as assigned by Community/Regional Manager.
• Inspect exterior; maintain building and common areas; ensure thermostats in vacant units are correct.
• Perform preventative maintenance per Operations Manual; keep accurate records; train residents as needed.
• Order parts, manage inventory, and coordinate with vendors/contractors.
• Handle emergency maintenance after hours; coordinate with Community Manager daily.
• Oversee exterior contractor work and ensure contract compliance.
• Ensure inspections and permits are completed timely (fire, backflow, elevator, pool).
